NOTICE OF PUBLIC HEARING
BOROUGH OF LEBANON
COUNTY OF HUNTERDON, STATE OF NEW JERSEY
PLEASE TAKE NOTICE that Donlon Brew Works, LLC (the "Applicant") has filed an application with the Land Use Board of the Borough of Lebanon for the property located at 1320 U.S. Route 22 West, Borough of Lebanon, County of Hunterdon, State of New Jersey, and designated as Block 2, Lot 9 on the official Tax Map of the Borough of Lebanon (the "Property").
The Property is owned by Marden Realty, LLC and is located in the C-ROM-2 Zone.
The Applicant seeks amended preliminary and final site plan approval in connection with the construction and use of an approximately 2,408 square foot pole barn/accessory structure on a portion of the existing concrete slab area formerly occupied by the L-shaped building on the Property. The proposed structure is intended to support the existing and previously approved microbrewery use by providing an accessory covered area for brewery-related activities, including patron seating, service/support area, storage, administrative/office use, and related brewery operations.
The Applicant also seeks approval to relocate existing storage containers onto the existing concrete slab area, to rotate and reconfigure same, and to remove and restore to grass certain existing gravel areas associated with the current container location and other gravel/disturbed areas on the Property.
The Applicant seeks the following variance, exception, waiver, and/or other relief, to the extent required:
D(1) use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1), to permit the expansion and/or intensification of the previously approved microbrewery use and on-site consumption area through the proposed pole barn/accessory structure;C variance relief, including but not limited to C(2) variance relief pursuant to N.J.S.A. 40:55D-70(c)(2), for front yard setback relief associated with the relocated storage containers, where a front yard setback of 150 feet is required and approximately 105 feet is proposed;Design exception and/or waiver relief from Borough Ordinance §165-71A(7), where a setback of 12 feet is required between a building and parking spaces and approximately 4 feet is proposed between the proposed pole barn/accessory structure and existing parking spaces;Design exception and/or waiver relief related to existing parking aisle depth, vehicle overhang, and/or parking geometry conditions, including where a 24-foot aisle depth is required and approximately 22.7 feet exists/proposed, and where related vehicle overhang and separation requirements may not be fully satisfied due to existing site conditions;Design exception, waiver, and/or variance relief related to landscape buffer requirements, including but not limited to any relief required under Borough Ordinance §165-77.11;Any relief necessary related to existing and proposed lighting, crosswalk location, pedestrian circulation, fencing/barrier placement, storage container placement, impervious coverage calculations, gravel removal/restoration, floodplain development permit requirements, Highlands-related review, and any other site plan details shown on the plans or discussed in connection with the application; andAny and all other variances, waivers, exceptions, permits, approvals, interpretations, conditions, and/or relief that the Land Use Board, its professionals, or the Applicant may determine are necessary or appropriate in connection with the application.

This Notice is being given pursuant to N.J.S.A. 40:55D-12 and all other applicable law.
