Please take notice that the undersigned has applied to the Planning Board of the Borough of Union Beach so as to permit the applicant to seek a use variance to allow the construction of six townhouses and parking. The applicants, John Piccinich and Laura Piccinich of 684 Holmdel Road, Hazlet, New Jersey 07730 as the owner/ applicant of the property at 434 Front Street and 101 Florence Avenue, Union Beach, New Jersey, Block 6, Lots 11 & 12 on the Tax Map of the Borough of Union Beach. The applicant requests the following bulk and/or use variance(s) from the Borough Ordinances, site plan and/or minor or major subdivisions.

REQUIRES A MAXIMUM DENSITY OF 10 DWELLING UNITS PER ACRE WHEREAS 15.87 DWELLING UNITS PER ACRE IS PROPOSED.
(b)
REQUIRES A MINIMUM LOT AREA OF 1 ACRE WHEREAS 0.378 ACRES IS PROPOSED AFTER DEDICATION.
(c)
REQUIRES A MINIMUM LOT WIDTH OF 150 FT. WHEREAS 120 FT. (FRONT STREET) IS PROPOSED AFTER DEDICATION.
(d)
REQUIRES A MINIMUM FRONT SETBACK OF 25 FT. WHEREAS 2 FT. (FLORENCE AVENUE) IS PROPOSED.
(e)
REQUIRES A MINIMUM SIDE SETBACK OF 10 FT. WHEREAS 8.1 FT. IS PROPOSED.
The Applicant requests that the application be deemed amended to include any additional approvals, bulk variance(s), design waivers, deviations, interpretations or exceptions which are determined to be necessary in the review and processing of the application, requested by the Planning Board or otherwise.

A copy of the application has been filed with the Secretary of the Planning Board and may be inspected in the Borough Clerk's office during normal business hours.
The public hearing will be held on October 22, 2025. A workshop meeting is held at 7:00 PM followed by the regular meeting at 7:30 PM. The meetings are held in the Council Chambers located at the Municipal Building, 650 Poole Avenue, Union Beach, New Jersey. You may participate at said public hearing in person or through legal counsel to present any and all objections or support you may have, and any other general comments relative to the Application, so that all interested parties may be heard. Please note that the Board may, at its discretion, adjourn, postpone or continue the hearing from time to time and you should make an inquiry to the Board secretary and/or monitor updates on the Borough website concerning such a postponement, adjournment or continuation of this hearing. You should make inquiry of the Board secretary concerning the date and the time of that next Board meeting.
