NOTICE OF PUBLIC HEARING
Borough of Barrington Planning Board
PLEASE TAKE NOTICE that, upon the Application of Solar Landscape, LLC (the "Applicant"), the Borough of Barrington Planning Board (the "Board) will conduct a public hearing on Monday, April 27, 2026 at 6:00p.m. at the Borough Hall, 229 Trenton Avenue, Barrington, New Jersey 08007, when it will consider the Applicant's request for Site Plan Approval related to the proposed development of a rooftop grid-tie solar photovoltaic system on an existing industrial building located on property that is owned by Barrington Holdings, LLC, located, in part, in the Borough of Magnolia and, in part in the Borough of Barrington (the "Overall Property"). The portion of the Overall Property and portion of the existing building located in the Borough of Barrington are located in an M-2 Industrial Zoning District, with a street address of 1 Commerce Drive (located at the intersection of Commerce Drive and East Atlantic Avenue), and more particularly identified as Block 13.02, Lot 1.01 on the Official Tax Maps of the Borough of Barrington (the "Barrington Property").
The portion of the Overall Property and portion of the existing building in the Borough of Magnolia is located in the Borough of Magnolia's Heavy Industrial "H-I" Zoning District, with a street address of North Atlantic Avenue and more particularly identified as Block 7, Lot 2.05 on the Official Tax Maps of the Borough of Magnolia (the "Magnolia Property).
The Applicant is proposing to install a 4,007.89f KW DC / 2,640.00 KW AC. solar photovoltaic array (the "Solar Facilities") on the roof of an existing 678,608 s.f. industrial building on the Overall Property as a NJ Clean Energy, Community Solar Energy Program project pursuant to a lease between the Applicant and the owner of the Overall Property.
The proposed solar project results in minimal site disturbance and there are no proposed changes to the building footprint, parking configuration, landscaping, drainage, lighting, or circulation patterns. As a result, the Applicant will request Waivers of many formal Site Plan requirements that would be more applicable to larger scale development. The limited ground-mounted improvements associated with the rooftop Solar Facilities will include electrical equipment (including step up transformers, switchgear, and switchboards/disconnect switches) to be located on a utility equipment pad, in addition to interconnection poles.
At the same time the Applicant will also request that the Planning Board grant any and all other approvals, variances, de minimus exceptions, submission waivers, design waivers, and/or other such relief necessary to allow for the development of the proposed rooftop grid-tie solar photovoltaic system on the Overall Property.
Any interested person may appear in person, through his or her attorney, or through his or her designated agent at the public hearing at the time and place herein stated and be heard on this Application. The Planning Board may continue the hearing on the Application and you are advised to contact the Planning Board Secretary in order to confirm the date and time of the hearing. The Application and any other supporting documents are on file with the Planning Board Secretary and available for review during normal business hours at the Borough of Barrington Borough Hall, 229 Trenton Avenue, Barrington, New Jersey 08007.
