NOTICE OF PUBLIC HEARING
Borough of Bradley Beach - Land Use Board
Notice is hereby given that the undersigned has applied to the Borough of Bradley Beach Land Use Board for the following:
Demolish the existing 2 story single family residence down to the existing foundation in order to construct a new 2 ½ story single family residence (approximately 36'x46', and partially re-using the existing foundation) with a covered front porch (approximately 36'x12') with a front walkway, rear patio (approximately 31'x17') and driveway (approximately 10'x63'). The following variances are being applied for: Minimum Front Yard Setback (Porch): 8.9 feet required, 7.8 feet existing, 7.7 feet proposed; Minimum Side Yard Setback: 5 feet required, 2.2 feet existing, 2.2 feet proposed; Maximum Building Coverage: 35% permitted,19.9% existing, 36.3% proposed; Maximum Driveway Curb Cut: 12 feet permitted, 12.5 feet existing, 15 feet proposed; Minimum Rear Yard Setback (Shed): 3 feet required, 2.1 feet existing and proposed to remain; Minimum Side Yard Setback (Shed): 3 feet required, 2.4 feet existing and proposed to remain; Minimum Setback (Mechanical Equipment): 5 feet required, 3.5 feet proposed; and any additional variances deemed necessary by the Board.
The property in question is known as Block 18, Lot 18, property street address of 510 Park Place Ave., located in the Borough of Bradley Beach, New Jersey 07720.
A hearing will be held on this application, and will be heard by the Land Use Board of the Borough of Bradley Beach, 701 Main Street, Bradley Beach, NJ 07720 on Thursday, March 19th, 2026 to begin at 6:30 PM. The hearing will be held in the Municipal Complex Meeting Room.
All interested parties will be heard at the appropriate time. The file and plans of the proposal/application may be inspected by appointment in the Carmen A. Biase Senior Center Building, 719 Main Street, Bradley Beach, NJ 07720 during the hours of 9:00 AM to 3:00 PM.
