NOTICE OF PUBLIC HEARING
Borough of Fair Lawn Zoning Board of Adjustment
PLEASE TAKE NOTICE that the Borough of Fair Lawn Zoning Board of Adjustment (the "Board") will hold a public hearing on June 29, 2026 at 7:00 PM in the Borough of Fair Lawn Council Chambers, located at the Borough of Fair Lawn Borough Hall, 8-01 Fair Lawn Avenue, Fair Lawn, New Jersey 07410, to review and take formal action upon an application for bulk variance and design waiver/exception relief (the "Application") by Sohaib and Moysar Azaar (the "Applicant") with respect to property having a street address of 4-13 Morlot Avenue, Fair Lawn, New Jersey 07410, and being designated as Block 5511, Lot 12 (incl. additional Lots 13, 14 & 15) on the Borough of Fair Lawn Tax Map (the "Property"). The Property is located in the R-1-3 Zoning District.
The Applicant seeks approval to expand the existing single-family dwelling on the Property which includes a pre-existing nonconforming front yard setback to 5th Street (25 ft. required; 8 ft. existing), which nonconformity is not proposed to be expanded, modified or increased.
The Applicant seeks bulk variance and design waiver/exception relief in connection with the Application, including: (1) Enlargement of valid nonconforming residential building or structure (to the extent that use variance relief pursuant to N.J.S.A. 40:55D-70(d)(2) for expansion of a non-conforming use/structure is required, the Applicant seeks same).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, use variances, conditional use variances, variances, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When the Application is called interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
The Application and supporting materials (including maps and plans) will be available for public inspection free of charge to the public at least ten (10) days before the public hearing at the Borough of Fair Lawn website, www.fairlawn.org and/or https://fairlawn.org/government-documents, or, alternatively, members of the public may contact the Board Secretary at (201) 794-5308 or tlongo@fairlawn.org during regular business hours in order to request email copies of the Application materials (including maps and plans).
