NOTICE OF PUBLIC HEARING
Borough of Somerville Zoning Board of Adjustment
PLEASE TAKE NOTICE that the Borough of Somerville Zoning Board of Adjustment (the "Board") will hold a public hearing on April 15, 2026 at 7:00 pm at the Borough of Somerville Civic Center, located at 24 Robeson Street, Somerville, New Jersey 08876, to review and take formal action upon an application for preliminary and final major site plan approval along with use variance and bulk variance and design waiver/exception relief (the "Application") by NAN Realty Holdings, LLC (the "Applicant") with respect to properties having a street addresses of 20 & 30 West End Avenue and being designated as Block 131, Lots 19 & 20, on the Borough of Somerville Tax Map (collectively, the "Property"). The Property is located in the PO-R Zoning District in the Borough of Somerville.
The Applicant seeks approval to demolish the existing structures on the Property and to construct a three-story self-storage facility with basement, measuring approximately 73,260 sq. ft., along with related site improvements, including, but not limited to, off-street parking lots, grading, drainage, utility infrastructure, lighting, landscaping and curbing.
The Applicant seeks bulk variance and design waiver/exception relief in connection with the Application, including: (i) Parking for nonresidential uses provided in the side yard/ front yard where the same are not permitted; and (ii) Number of parking spaces less than required (121 parking spaces required; 8 parking spaces proposed); and (iii) Building height greater than permitted (2.5 stories / 35 ft. permitted; 3 stories / 37.67 ft. proposed).
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(1) for a proposed self-storage facility within the PO-R Zone where such use is not permitted.
The Applicant further seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(4) for floor area ratio ("FAR") greater than permitted (25% permitted; 133.3% proposed).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. Formal action by the Board may be taken. The public hearing may be continued by the Board to a subsequent date or dates by way of public announcement made at the public hearing either with or without further published notice, as the Board may determine.
The Application and supporting materials (including maps and plans) will be available for public inspection, at least 10 days prior to the public hearing at the Office of the Board which is located at the Borough of Somerville Borough Hall, located at 25 West End Avenue, Somerville, New Jersey 08876, during regular business hours.
