NOTICE OF PUBLIC HEARING
City of Hoboken Planning Board
PLEASE TAKE NOTICE that the City of Hoboken Planning Board (the "Board") will hold a public hearing on November 6, 2025 at 7:00 PM at the City of Hoboken City Hall, located at 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for conditional use approval, bulk variance and design waiver/exception relief (and minor site plan approval or preliminary and final major site plan approval, if deemed necessary) (the "Application") by N E K Corp (the "Applicant") with respect to properties having street addresses of 251 & 257 Fourteenth Street, Hoboken, New Jersey 07030 and being designated as Block 117, Lots 7 & 5, respectively, on the City of Hoboken Tax Map (the "Property"). The Property is located in the C-3 Zoning District in the City of Hoboken.
The Applicant proposes to occupy an approximately 3,285 sq.ft. portion of the ground-floor commercial space within the existing five- (5) story mixed-use building as medical office use.
The Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) and design waiver/exception relief, including: (i) Number of wall signs greater than permitted (1 sign permitted; 2 signs proposed); and (ii) Proposed signs to be internally illuminated where same is not permitted.
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
