NOTICE OF PUBLIC HEARING

PLEASE TAKE NOTICE that the City of Hoboken Planning Board (the "Board") will hold a public hearing at a special meeting of the Board on June 9, 2026 at 7:00 PM at the City of Hoboken City Hall, 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for amended minor site plan approval (or minor site plan approval or preliminary and final major site plan approval, if deemed necessary) along with bulk variance and design waiver/exception relief (the "Application") by 700 Madison LLC (the "Applicant") with respect to property having a street address of 700 Madison Street, Hoboken, New Jersey 07030 and being designated as Block 82, Lot 33, on the City of Hoboken Tax Map (the "Property"). The Property is located in the R-3 Zone in the City of Hoboken.
The Applicant previously received minor site plan approval along with bulk variance and design waiver/exception relief to demolish the existing structures and to construct a new five- (5) story mixed-use building consisting of six (6) residential dwelling units above ground-floor commercial/retail space measuring approximately 1,150 sq. ft. and ground-floor parking at the Property, along with related site improvements (the "Prior Approval"). The Prior Approval was memorialized in Resolution HOP-25-2 on May 6, 2025, and granted bulk variance and design waiver/exception relief, including: (1) Building height greater than permitted (40 ft. permitted; 43.7 ft. approved); (2) Lot coverage greater than permitted (60% permitted; 62.2% approved); and (3) Roof appurtenance coverage greater than permitted (10% permitted; 23.2% approved). During construction in accordance with the Prior Approval, the Applicant determined that the Prior Approval would need to be modified to allow for elevator access to the roof, as well as the addition of a second stair access to the roof. Accordingly, the instant Application has been filed to accommodate these requirements.
The Applicant now seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) and design waiver/exception relief in connection with the Application, including: (1) Roof appurtenance coverage greater than permitted (10% permitted; 23.2% approved; 26.8% proposed).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
