NOTICE OF PUBLIC HEARING
City of Hoboken Zoning Board of Adjustment
PLEASE TAKE NOTICE that the City of Hoboken Zoning Board of Adjustment (the "Board") will hold a public hearing on January 20, 2026 at 7:00 PM at the City of Hoboken City Hall, located at 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for minor site plan approval (or preliminary and final major site plan approval, if deemed necessary), along with use variance, bulk variance and design waiver/exception relief (the "Application") by MC Hoboken Grand LLC (the "Applicant") with respect to properties having street addresses of 327 & 329 Grand Street, Hoboken, New Jersey 07030 and being designated as Block 52, Lots 15 & 16, respectively, on the City of Hoboken Tax Map (the "Property"). The Property is located in the R-2 District in the City of Hoboken.
The Applicant proposes to demolish the existing structures on the Property and to construct a new five- (5) story residential building consisting of eight (8) dwelling units on four (4) residential stories above five (5) ground floor parking spaces. The Applicant also proposes related site improvements, including, but not limited to, stormwater management infrastructure.
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(5) in connection with the Application for density greater than permitted (7 dwelling units permitted; 8 dwelling units proposed).
The Applicant also seeks bulk variance and design waiver/exception relief in connection with the Application, including: (1) Lot coverage greater than permitted (60% permitted; 100% proposed); (2) Building height greater than permitted (40 ft. above Design Flood Elevation ("DFE") permitted; 43 ft. 10 in. above DFE proposed); (3) Rear yard setback less than required (30 feet required; 0 feet proposed); (4) Aggregate coverage by roof appurtenances greater than permitted (10% permitted; 21% proposed); and (5) Site area per dwelling unit less than required, if deemed necessary (660 sq.ft. site area per unit required; 625 sq.ft. site area per unit proposed) (to the extent use variance relief is required pursuant to N.J.S.A. 40:55D-70(d)(5), the Applicant seeks same).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
