NOTICE OF PUBLIC HEARING City of Hoboken Zoning Board of Adjustment PLEASE TAKE NOTICE that the City of Hoboken Zoning Board of Adjustment (the "Board") will hold a public hearing on March 17, 2026 at 7:00 PM at the City of Hoboken City Hall, located at 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for bulk variance and design waiver/exception relief (the "Application") by Onofrio Chillemi (the "Applicant") with respect to property having a street address of 1008 Bloomfield Street, Hoboken, New Jersey 07030 and being designated as Block 197, Lot 38, on the City of Hoboken Tax Map (the "Property"). The Property is located in the R-1 District in the City of Hoboken. The Applicant proposes to construct a four- (4) story rear addition to the existing four- (4) story building and to convert same from a two- (2) family residence into a single-family residence, along with related site improvements. The Applicant seeks bulk variance and design waiver/exception relief in connection with the Application, including: (1) Building height greater than permitted (40 ft. permitted; 43.3 ft. existing/proposed); (2) Number of stories greater than permitted (3 stories permitted; 4 stories existing/proposed); (3) Floor-to-floor height (first floor) less than required (10 ft. required; 9.13 ft. existing/proposed); and (4) Expansion of a nonconforming structure, if deemed necessary. The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application. When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
