NOTICE OF PUBLIC HEARING
City of Hoboken Zoning Board of Adjustment
PLEASE TAKE NOTICE that the City of Hoboken Zoning Board of Adjustment (the "Board") will hold a public hearing on June 16, 2026 at 7:00 PM at the City of Hoboken City Hall, located at 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for minor site plan approval (or preliminary and final major site plan approval, if deemed necessary) and conditional use approval, along with use variance, bulk variance and design waiver/exception relief (the "Application") by 701 First Street LLC (the "Applicant") with respect to properties having street addresses of 709 & 701 First Street, Hoboken, New Jersey 07030 and being designated as Block 11, Lots 4.01, 5 & 8 on the City of Hoboken Tax Map (the "Property"). The Property is located in the R-3 District in the City of Hoboken.
The Applicant proposes to demolish the existing structures and improvements on the Property and to construct a new six- (6) story mixed-use building consisting of nine (9) residential dwelling units and approximately 950 sq.ft. of ground-floor commercial/retail/Class III Restaurant space, along with 12 parking spaces. The Applicant also proposes related site improvements, including but not limited to lighting and stormwater management infrastructure.
The Applicant seeks conditional use approval for use of the ground-floor commercial/retail space as a Class III Restaurant use.
The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) in connection with the Application for building height greater than permitted (40 ft. above Design Flood Elevation ("DFE") permitted; 53 ft. above DFE proposed).
The Applicant also seeks bulk variance and design waiver/exception relief in connection with the Application, including: (1) Lot coverage greater than permitted (60% permitted; 100% proposed); (2) Rear yard setback less than required (22.5 ft. required; 0 ft. proposed); (3) Number of signs greater than permitted (1 sign permitted; 2 signs proposed); (4) Sign area greater than permitted (8 sq.ft. permitted; 9.8 sq.ft. proposed); and (5) Lot depth less than required (100 ft. required; 75 ft. existing/proposed) (existing nonconforming condition).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
