NOTICE OF PUBLIC HEARING
City of Jersey City Zoning Board of Adjustment
PLEASE TAKE NOTICE that the City of Jersey City Zoning Board of Adjustment (the "Board") will hold a public hearing on March 5, 2026 at 6:00 PM in the City Hall Annex Boardroom, located at 4 Jackson Square (a/k/a 39 Kearney Avenue), Jersey City, New Jersey 07305 to review and take formal action upon an application for minor site plan approval (or preliminary and final major site plan approval, if deemed necessary), as well as use variance, bulk variance and design waiver/exception relief (the "Application") by Jersey City 3 Deals LLC (the "Applicant") with respect to property having a street address of 2624 Kennedy Boulevard, Jersey City, New Jersey 07307, and being designated as Block 14906, Lot 20, on the City of Jersey City Tax Map (the "Property"). The Property is located in the R-1 Zoning District.
The Applicant seeks approval to construct a new four- (4) story residential building consisting of four (4) residential dwelling units on the Property, along with related site improvements, including, but not limited to, landscaping and lighting infrastructure. The Applicant seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(5) for density greater than permitted (2 units permitted; 4 units proposed). The Applicant also seeks use variance relief pursuant to N.J.S.A. 40:55D-70(d)(6) for building height greater than permitted (35 ft. permitted; 43.5 ft. proposed).
The Applicant also seeks bulk variance and design waiver/exception relief, including: (1) Rear yard setback less than required (13.5 ft. required; 6.5 ft. proposed); (2) Front yard setback less than required (7.3 ft. required; 0.8 – 12.6 ft. proposed); and (3) Number of stories greater than permitted (3 stories permitted; 4 stories proposed).
The Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. The Application and supporting materials (including maps and plans) will be available for public inspection free of charge to the public by going to the following webpage: https://jerseycitynj-energovpub.tylerhost.net/apps/selfservice#/search at least ten (10) days before the public hearing. Alternatively, members of the public may contact the Planning Division at (201) 547-5010 during regular business hours or email the Planning Division at cityplanning@jcnj.org in order to make an appointment to review or pick up copies of the Application and supporting materials (including maps and plans) at the Division of City Planning, located at 1 Jackson Square, 2nd Floor, Jersey City, New Jersey 07305. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
