NOTICE OF PUBLIC HEARING FOR ADJOINING PROPERTIES AND NEWSPAPER
NOTICE IS HEREBY GIVEN that a public hearing will be held by the Zoning Board of Appeals of the Village of Bronxville, in the Court Room at 200 Pondfield Road, Bronxville NY on Tuesday, July 28th, 2026 at 6:30 P.M. to consider an application from Christine and Patrick Gallagher at property located at 40 Oriole Avenue, Bronxville, NY 10708.
Brief Description of Work:
Our project proposes the renovation of the First Floor to provide new Family Room, Breakfast Area, Kitchen, Powder Room, and Pantry spaces as well as a new Back Hall, Mudroom, and Open Covered Entry addition.
At the Second Floor, we propose the addition/ renovation of the Primary Bedroom suite including a new Primary Bath and Closet with unfinished Attic above.
Additional work includes the renovation of the Basement Level Recreation Room, including a new emergency egress window well, and a new high efficiency gas boiler with hot water storage tank, a new hydro-air heating and cooling system, and the removal of existing radiators. At the exterior we are proposing a new bluestone patio, garden retaining wall, paths and steps to replace the existing.
Our project also proposes three condensing units (two replacement units and one new) at the North Side yard.

The public is invited to attend and will be given reasonable opportunity to present oral or written presentations relevant to the application. The hearing maybe adjourned from time to time at the discretion of the Zoning Board.
