NOTICE OF PUBLIC HEARING
FORT LEE ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that Edwin Glenn O'Connor, will make application before the Zoning Board of Adjustment of the Borough of Fort Lee (herein as the "Board") at its regularly scheduled meeting on the 26th day of May 2026 at 7:30 p.m. at the Fort Lee Municipal Building, Council Chambers, located at 309 Main Street, Fort Lee, New Jersey for site plan approval and variance relief, as well as any and all other relief required by the Ordinances of the Borough of Fort Lee.
The property which comprises the subject matter of this application is known as 1580 John Street, Fort Lee, New Jersey also known and designated as Lot 6 in Block 3754, as shown on the tax assessment maps of the Borough of Fort Lee. The property is located within the R3 Zoning District. The Applicant proposes to construct a two (2) unit dwelling upon the property. The applicant shall seek site plan approval as well as variance relief as follows: Lot Area: Applicant proposes a lot area of 3,625.21 square feet, where applicable ordinances prescribes a lot area of 6,000 square feet; Lot Width: Applicant proposes a lot width of 33.00 feet, where applicable ordinances prescribes a lot width of 60.00 feet; Lot Area Per Dwelling Unit: Applicant proposes a lot area per dwelling unit of 1,812.60 square feet, where applicable ordinances prescribes a lot area per dwelling unit of 3,000 square feet; Lot Coverage: Applicant proposes a lot coverage of 42.24%, where applicable ordinances prescribes a lot coverage of 40%; Front Yard Coverage: Applicant proposes an front yard coverage of 74.85%, where applicable ordinances prescribes an front yard coverage of 70.00%; Front Yard: Applicant proposes a front yard of 20.00 feet to the building/16.43 feet to the platform, where applicable ordinances prescribes a minimum front yard of 20.00 feet; Side Yard - One: Applicant proposes a side yard of 5.15 feet to the building/3.15 feet to the platform, where applicable ordinances prescribes a minimum side yard of 6.50 feet; Side Yards - Both: Applicant proposes a combined side yards of 8.30 feet/10.30feet, where applicable ordinances prescribes a minimum combined side yards of 14.50 feet; Rear Yard: Applicant proposes a rear yard of 26.11 feet to the building/20.54 feet to the proposed deck, where applicable ordinances prescribes a minimum rear yard of 27.50 feet; and Driveway Curb Cut Width: Applicant proposes one (1) driveway curb cut measuring 19.83 feet in width, where applicable ordinances prescribes one (1) driveway curb cut measuring a maximum of 12.00 feet in width; The applicant shall also seek such other variances and/or waivers of design standards as required by the Borough of Fort Lee, its engaged consultants and applicable Ordinances of the Borough Fort Lee, including but not limited to, a continuation of all pre-existing nonconforming conditions, where applicable.
In addition to foregoing described approvals, the Applicant will also seek the Board's approval for any and all exceptions, waivers, variances and other incidental relief , including checklist waivers, that may be required or deemed necessary by the Board and/or it's professionals after or during its review of the application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submissions of same.
Measurements, percentages and other calculations provided in this notice are in accordance with development plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change, as will the associated relief required. The Applicant reserves the right to amend its application accordingly.
Any interested party may appear at said hearing and participate therein in person or by agent or attorney and present any objections which you may have to the application and the granting of the relief sought in the application. The application and all plans are posted online and can be obtained via: fortleenj.org under the Zoning Board and then Board Applications section of the website and are on file in the Office of the Planning and Zoning Board, Borough of Fort Lee, located at 309 Main Street, Room 200, Fort Lee, New Jersey, and available for your review during the normal business hours from 8:30 a.m. to 4:00 p.m., Monday through Friday.
