NOTICE OF PUBLIC HEARING
FORT LEE ZONING BOARD OF ADJUSTMENT
PLEASE TAKE NOTICE that 485 Westview Ave, LLC, will make application before the Zoning Board of Adjustment of the Borough of Fort Lee (herein as the "Board") at its regularly scheduled meeting on the 23rd day of June 2026 at 7:30 p.m. at the Fort Lee Municipal Building, Council Chambers, located at 309 Main Street, Fort Lee, New Jersey for site plan approval and variance relief, as well as any and all other relief required by the Ordinances of the Borough of Fort Lee.
The property which comprises the subject matter of this application is known as 485 Westview Place, Fort Lee, New Jersey also known and designated as Lot 16 in Block 6651, as shown on the tax assessment maps of the Borough of Fort Lee. The property is located within the R3A Zoning District. The Applicant proposes to construct a new single family dwelling upon the property. The applicant shall seek site plan approval as well as variance relief as follows:
Lot Coverage: Applicant proposes a lot coverage of 33.20%, where applicable ordinances prescribes a lot coverage of 30%; Rear Yard: Applicant proposes a rear yard of 27.00 feet/18.00 feet to the proposed deck, where applicable ordinances prescribes a minimum rear yard of 25.00 feet; Improved Lot Coverage: Applicant proposes an improved lot coverage greater than 60.00%, where applicable ordinances prescribes an impervious coverage of 60.00%; Improved Lot Coverage (Front Yard): Applicant proposes an improved lot coverage (Front Yard) greater than 70.00%, where applicable ordinances prescribes an improved lot coverage (Front Yard) of 70.00%; Driveway Width: Applicant proposes one (1) driveway measuring 21.00 feet in width, where applicable ordinances prescribes one (1) driveway measuring a maximum of 16.50 feet in width; Apron Width: Applicant proposes an apron width of 19.00 feet, where applicable ordinances prescribes an apron width of 12.00 feet; and Rear Yard Projection: Applicant proposes one (1) deck, measuring 13 feet 4 inches by 18.00 feet, where applicable ordinances prescribes a maximum projection of 2 feet for a total of 14 feet in length.
The applicant shall also seek such other variances and/or waivers of design standards as required by the Borough of Fort Lee, its engaged consultants and applicable Ordinances of the Borough Fort Lee, including but not limited to, a continuation of all pre-existing nonconforming conditions, where applicable.
In addition to foregoing described approvals, the Applicant will also seek the Board's approval for any and all exceptions, waivers, variances and other incidental relief , including checklist waivers, that may be required or deemed necessary by the Board and/or it's professionals after or during its review of the application, together with any further relief that may be deemed necessary by the Applicant during the hearing process, including that which may be generated by way of revised plans and submissions of same.
Measurements, percentages and other calculations provided in this notice are in accordance with development plans filed with the application. Please note that to the extent plan and/or application revisions are made during the hearing process, these measurements, percentages and other calculations will likely change, as will the associated relief required. The Applicant reserves the right to amend its application accordingly.
Any interested party may appear at said hearing and participate therein in person or by agent or attorney and present any objections which you may have to the application and the granting of the relief sought in the application.
