NOTICE OF PUBLIC HEARING
PLANNING BOARD OF THE BOROUGH OF LITTLE SILVER
MONMOUTH COUNTY, STATE OF NEW JERSEY
PLEASE TAKE NOTICE that the Borough of Little Silver ("Borough") Planning Board ("Board") will hold a public hearing on April 9, 2026, at 7:00 p.m. ("Hearing"), in the meeting room at Borough Hall, located at 480 Prospect Avenue, Little Silver, New Jersey 07739, or at such other time and place as the Board may adjourn thereafter, to consider the application made by John and Geraldine Arege ("Applicants") seeking "Bulk" or "C" Variance Relief ("Application") to permit four (4) brick columns to be located within the front yard and within the minimum set back area on the Property located at 17 Paag Lane, Little Silver, New Jersey 07739 and identified as Block 66, Lot 5 on the Borough's tax map ("Property"). The Property is approximately 2.083 acres (90,765.48 sq. ft.) in lot area and is in the Borough's R-1 Residential Zone. The Property is currently improved with a single-family residence.
The Application seeks "Bulk" or "C" variance relief from the Board, pursuant to Sections -70(c)(1) and/or (2) of the Municipal Land Use Law, N.J.S.A. 40:55D-1 et seq. (the "MLUL"), to permit four (4) brick columns within the front yard of the Property and within the minimum setback area, whereas Section 16A-5.7 of the Borough of Little Silver Code ("Code") prohibits detached accessory structures in the front yard and Section 16A-10.4.E.3 of the Code requires a minimum front setback area of fifty (50) feet. The Applicants seek variance relief to permit four (4) brick columns on both sides of the existing driveway openings, to be located within the Borough's right-of-way. Additionally, Applicant will seek any such other variances, waivers, permits, and exceptions as the Board or its consultants may require, including, without limitation, variance relief for any pre-existing nonconforming conditions, without further public notice.
A copy of the Application and all supporting documentation is on file with the Board at the Borough's municipal building located at 480 Prospect Avenue, Little Silver, New Jersey 07739 and is available for review by interested persons during regular business days and hours. This Notice is given pursuant to N.J.S.A. 40:55D-1 et seq. Any interested person may appear in person, or through his or her attorney, at the Hearing at the time and place herein stated and be heard.
