NOTICE OF PUBLIC HEARING
City of Hoboken Zoning Board of Adjustment
PLEASE TAKE NOTICE that the City of Hoboken Zoning Board of Adjustment (the "Board") will hold a public hearing on September 16, 2025 at 7:00 PM at the City of Hoboken City Hall, located at 94 Washington Street, Hoboken, New Jersey 07030, to review and take formal action upon an application for bulk variance and design waiver/exception relief (the "Application") by Melissa Beck (the "Applicant") with respect to property having a street address of 115 Willow Court, Hoboken, New Jersey 07030 and being designated as block 158.02, Lot 23 on the City of Hoboken Tax Map (the "Property"). The property is located in the R-1 District in the City of Hoboken.
The Applicant proposes to expand and renovate the existing two (2) story, single-family residence on the Property.
The Applicant seeks bulk variance relief to N.J.S.A. 40:55D-70(c) and design waiver/exception relief, including: (1) lot coverage (60% required; 70% existing 70% proposed at 3rd floor); (2) Rear yard set back (required 30% of depth = 15 ft; existing 14.6 ft proposed at 3rd floor 14.6 ft. (3) Expansion of a nonconforming structure.
The Applicant also notes the following preexisting nonconforming conditions to remain: (1) Lot area less than required (2,000 sq. ft. required; 625 sq. ft. existing/proposed to remain); (2) Lot width less than required (20 ft. required; 12.5 ft. existing/proposed to remain); (3) Lot depth less than required (100 ft. required; 50 ft. existing/proposed to remain); (4) Lot coverage greater than permitted (60% permitted; 70% existing/proposed to remain); and (5) Rear yard setback less than required (15 ft. required; 14.6 existing/proposed to remain);
Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, use variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear as set forth above and present any comments or questions which they may have regarding this Application. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
