NOTICE OF PUBLIC HEARING
In accordance with the Ordinances of the City of Plainfield and the Statutes of the State of New Jersey, please take notice that an Application for Development (Number: ZBA 2025-17) located in the R-4 Moderate Density Residential Zone, on the premises known as 371 Evona Avenue, Plainfield, New Jersey (Block Number 142, Lot 30) has been submitted by Diego Muz, 371 Evona Avenue. Plainfield, New Jersey 07063.
The development is located within 200 feet of property owned by you.
The applicant seeks variance relief to permit the construction of a two-story addition on the rear of an existing single-family dwelling. Specifically, the applicant seeks confirmation of existing bulk variance conditions related to: minimum lot area (5,156 square feet existing/proposed); minimum lot width (40feet existing/proposed); minimum lot frontage (40 feetexisting/proposed); minimum single side yard setback (4.24 feet existing/proposed); minimum combined side yard setback (15.6feet existing/proposed); minimum improvable area; and minimum improvable area – diameter of circle (20 feet existing/proposed). Additionally, applicant seeks supplemental zone variances related to: garage (one-car garage required for single-family dwelling and no garage proposed); front yard parking (front yard parking prohibited except in front of garage for single-family and two-family dwellings and front yard parking without a garage is proposed); and minimum drivewaysetback (2 feet required from side lot line and 0 feet proposed).
The applicant is also seeking such other variances, waivers and other relief that the Board may deem necessary.
The Plainfield Zoning Board of Adjustment will conduct a public hearing on this matter on Wednesday, October 8, 2025 at 7:00 p.m. at the Plainfield City Hall Library, 515 Watchung Avenue, Plainfield, New Jersey. Any person or persons affected by this application will have an opportunity to present any objections to the proposed development. The Board does, however, have the right to exclude repetitious testimony.
Copies of the application materials, including any maps, plans and documents relating to the applications will be available at least ten (10) days prior to the hearing and may be inspected by the public Monday through Friday between the hours of 9:00 am until 4:30 pm at the Division of Planning and Community Development, Second Floor, City Hall, 515 Watchung Avenue, Plainfield, New Jersey.
