NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY given that the combined City of Great Falls Planning Advisory Board/Zoning Commission will hold a public hearing on Tuesday, October 14, 2025 at 3:00 P.M. in the Commission Chambers, Room 206, Civic Center, 2 Park Drive, Great Falls, Montana. The public hearing is to consider a request from IX Blessings for the following:
1. Annexation of the subject property and approval of the accompanying Improvement Agreement
2. Establishing the zoning classification of R-10 Mobile Home Park for the subject property
The subject property is legally described as Lot 1, Block 1 of Portage Meadows Ranch and Mark 8 in the south 1/2 of Section 4, T20N, R4E, P.M.M., Cascade County, Montana, and is approximately 25.05 acres in area. The applicant requests to annex the subject property and assign R-10 Mobile Home Park zoning classification to develop a manufactured home park, including one hundred and fifty-four (154) pad sites.
The procedures and basis of decision for Annexation by Petition can be found within the Official Code of the City of Great Falls (OCCGF) Title 17 Chapter 16 Article 7. The procedures and basis of decision for Zoning Map Amendment can be found within OCCGF Title 17, Chapter 16, Article 40.
Any interested party may speak for or against this request in person at the public hearing, or submit written comments by mail to P.O. Box 5021 Great Falls, MT 59403 or by email to jnygard@greatfallsmt.net before 12:00 P.M. on Tuesday, October 14, 2025. Written communication received by that time will be shared with the Planning Advisory Board/Zoning Commission and appropriate staff for consideration during the agenda item and before final vote on the matter.
