NOTICE OF PUBLIC HEARING
Notice is hereby provided that Parkside Business & Community in Partnership (the "Applicant") has filed an application for a "Use" variance, subdivision and site plan approval with the City of Camden Zoning Board of Adjustment. The subject property is identified as Block 365, Lot 6 (919 Princess Ave), Block 1286 Lot 8 (1206 Walnut St.), Block 1286 Lot 7 (1208 Walnut St.), Block 1286 Lot 49 (1015 Princess Ave.), Block 1286 Lot 53 (1023 Princess Ave.), Block 1286 Lot 54 (1025 Princess Ave), Block 1274 Lot 14 (1500 Baird Blvd.) and Block 1299 Lot 25 (1463 Kenwood Ave) on the Tax Map of the City of Camden ("Property"). Block 365 Lot 6 is located in the Office Light Industrial Zoning District, Block 1286 Lots 7 & 8 are located in the C-1 Zoning District and the others are located in the R-2 Zoning District.
The Applicant proposes to construct single-family, duplex and townhouse units on the properties. The uses are permitted in the R-2 and C-1 Districts, but not the OLI District. The Applicant is seeking a "Use" variance, subdivision and site plan approval for Block 365 Lot 9 and Preliminary & Final Site Plan Approval for all of the properties. The Applicant will request subdivision approval of any other lots for which the Board may determine subdivision approval is required. The Application is requesting the following variances:
Block 365 Lot 6: (i) a "Use" variance pursuant to N.J.S.A. 40:55D-70.d(1) to permit the construction of five residential townhouse units in the OLI Zone where residential units are not permitted; and (ii) a variance pursuant to N.J.S.A. 40:55D-70.d(6) to permit the height of the buildings to be up to 42 feet where 35 feet is permitted for residential units; AND the following variances pursuant to N.J.S.A. 40:55D-70.c: (iii) a variance to permit lot width of 16.42 feet where 20 feet is required; (iv) a variance to permit impervious coverage of up to 89.66% where 60% is permitted; (v) a variance to permit building coverage of up to 56.21% where 60% is permitted; (vi) a variance to permit a front yard setback of 3.08 feet where 10 feet is required; and (vii) a variance to permit zero side yard setback for the townhouse units where 10 feet is required.
Block 1286 Lots 7 & 8: the following variances pursuant to N.J.S.A. 40:55D-70.c: (i) variance from §870-66 to permit lot area of 920.75 sf and 925.19 sf where 1,500 sf is required; (ii) variance from §870-66 to permit building coverage of up to 75.59% where 60% is permitted; (iii) variance from §870-66 to permit a impervious coverage of up to 85.75% where 60% is permitted; (iv) variance from §870-66 to permit a front yard setback of 2.47 feet where 10 feet is required; (v) variance from §870-66 to permit a side yard setback of 0.05 feet and 0.13 feet where 10 feet is required; (vi) variance from §870-66 to permit lot width of 16.59 feet and 16.67 feet where 20 feet is require; and (vii) variance from §870-66 to permit a rear yard setback of 0.39 feet where 10 feet is required.
Block 1274 Lot 14: the following variances pursuant to N.J.S.A. 40:55D-70.c: (i) variance from §870-56 to permit lot area of 1,016.15 sf where 2,000 sf is required; (ii) variance from §870-56 to permit lot width of 13.9 feet where 20 feet is require; (iii) variance from §870-56 to permit building coverage of up to 60.57% where 60% is permitted; (iv) variance from §870-56 to permit a impervious coverage of up to 79.96% where 60% is permitted; (v) variance from §870-56 to permit a side yard setback of zero (0) where 10 feet is required; and (vi) variance from §870-56 to permit a rear yard setback of 7.33 feet where 20 feet is required.
Block 1299 Lot 25: the following variances pursuant to N.J.S.A. 40:55D-70.c: (i) variance from §870-56 to permit a front yard setback of 15.98 feet where 10 feet is required; and (ii) variance from §870-56 to permit a side yard setback of zero (0) where 10 feet is required.
Block 1286 Lot 49: the following variances pursuant to N.J.S.A. 40:55D-70.c: (i) variance from §870-56 to permit lot area of 1,296 sf where 2,000 sf is required; (ii) variance from §870-56 to permit lot width of 13.50 feet where 20 feet is require; (iii) variance from §870-56 to permit a front yard setback of zero (0) feet where 10 feet is required; and (iv) variance from §870-56 to permit a side yard setback of zero (0) where 10 feet is required.
Block 1286 Lot 53: the following variances pursuant to N.J.S.A. 40:55D-70.c: (i) variance from §870-56 to permit lot area of 1,297.92 sf where 2,000 sf is required; (ii) variance from §870-56 to permit lot width of 13.52 feet where 20 feet is require; (iii) variance from §870-56 to permit a front yard setback of zero (0) feet where 10 feet is required; and (iv) variance from §870-56 to permit a side yard setback of zero (0) where 10 feet is required.
Block 1286 Lot 54: the following variances pursuant to N.J.S.A. 40:55D-70.c: (i) variance from §870-56 to permit lot area of 1,297.92 sf where 2,000 sf is required; (ii) variance from §870-56 to permit lot width of 13.52 feet where 20 feet is require; (iii) variance from §870-56 to permit a front yard setback of zero (0) feet where 10 feet is required; and (iv) variance from §870-56 to permit a side yard setback of zero (0) where 10 feet is required.
The Applicant will request any and all other variances, deviations or waivers that the Board may deem necessary upon its review of the application.
The City of Camden Zoning Board of Adjustment will conduct a public hearing on this application at a special meeting to be held on October 15, 2025 at 5:30 p.m. in the City Council Chambers, 2nd Floor, City Hall, 520 Market Street, Camden, New Jersey 08101. Copies of the Applicant's application, maps and papers are on file with the Administrative Officer of the Zoning Board in the Zoning Board Office at City Hall, 520 Market Street, Room 224, Camden, New Jersey and may be viewed during regular business hours, Monday through Friday, excluding holidays. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Zoning Board. Please take further notice that the Zoning Board may, at its discretion, adjourn, postpone, or continue said review from time to time and you are hereby notified that you should make diligent inquiry of the Zoning Board Office concerning such adjournments, postponements or continuations.
