NOTICE OF PUBLIC HEARING
Notice is hereby provided that FinishLine Auto Spa, LLC ("Applicant") has filed an application for development with the Maple Shade Township Zoning Board of Adjustment. The subject property is identified as Block 189.01, Lot 3.05 on the Tax Map of the Township of Maple Shade, located at 586 Route 38 ("Property"). The Property is located in the Business Development (BD) zone, with a Redevelopment Overlay.
The Property is currently an oil & lube and car wash facility. The Applicant is also seeking Preliminary & Final Site Plan approval to permit it to install three (3) pay kiosks and sixteen (16) vacuum stations on the Property. Applicant is seeking the following variances from the Maple Shade Township Zoning Ordinance pursuant to N.J.S.A. 40:55D-70.c, if necessary: (i) a variance from Section 205-34.C(3) to permit no landscape buffer to the east boundary line where a 5-foot landscaped buffer is required; (ii) a variance from Section 205-34.E(1) to permit the trash enclosure within the rear yard setback where such location is not permitted; (iii) a variance from Section 205-36.B(4) to permit a side yard setback of 20.4 feet (for the trash enclosure) where 30 feet is require; (iv) a variance from Section 205-36.B(4) to permit a side yard setback for the kiosk canopy of 9.0 feet where 30 feet is permitted; (v) a variance from Section 205-36.B(4) to permit a 5 foot setback for the vacuum enclosure where 40 feet is required; (vi) a variance from Section 205-67.A to permit 4 parking spaces where 10 parking spaces are required; (vii) a variance from Section 205-67.E to permit two-way aisle width of 24 feet where 25 feet is required; and (viii) a variance from Section 205-67.E to permit one-way aisle width of 12 feet where 15 feet is required. If the Board deems it necessary, the Applicant will seek a "use" variance pursuant to N.J.S.A. 40:55D-70.d from Section 205-33.B(4)(b) to permit the Property to continue to be used with two uses on the Property; both a car wash and an oil change facility. The Applicant will request any other variances or waivers the Zoning Board or its professionals deem necessary upon their review of the application.
The Maple Shade Township Zoning Board of Adjustment will conduct a public hearing on this application on November 12, 2025 at 7:00 p.m. at the Maple Shade Municipal Building, 200 Stiles Avenue, Maple Shade, NJ. Copies of the Applicant's application, maps and papers are on file with the Administrative Officer of the Zoning Board in the Zoning Board Office at the Maple Shade Municipal Building, 200 Stiles Avenue, Maple Shade, NJ and may be viewed during regular business hours. Any interested party may appear in person at said hearing and participate therein in accordance with the rules of the Zoning Board. Please take further notice that the Zoning Board may, at its discretion, adjourn, postpone, or continue said review from time to time and you are hereby notified that you should make diligent inquiry of the Zoning Office concerning such adjournments, postponements or continuations.
