NOTICE OF PUBLIC HEARING
Township of Bedminster Land Use Board
PLEASE TAKE NOTICE that the Township of Bedminster Land Use Board (the "Board") will hold a public hearing on November 13, 2025 at 7:00 p.m. in the Main Meeting Room, located within the Township of Bedminster Municipal Building, located at One Miller Lane, Bedminster, New Jersey 07921, to review and take formal action upon the application of Tesla, Inc. (the "Applicant") for preliminary and final major site plan approval, together with bulk variance and/or design waiver/exception relief (the "Application"), with respect to property having a street address of 75 Washington Valley Road, in the Township of Bedminster, County of Somerset, State of New Jersey, and being designated as Block 58, Lot 14, on the Township of Bedminster Tax Map (the "Property"). The Property is located in the Township of Bedminster's VN – Village Neighborhood Zoning District.
PLEASE TAKE FURTHER NOTICE the Applicant, by way of the Application, seeks approval to install eight (8) Tesla-branded electric vehicle charging posts, one (1) pad mounted utility transformer, one (1) utility meter, one (1) switchboard, and one (1) charging cabinet together with landscaping and related site improvements within the existing parking lot on the Property.
PLEASE TAKE FURTHER NOTICE that, as part of the Application, Applicant has further applied to the Board for the following bulk variances and/or design waivers/exceptions from the Township of Bedminster Land Development Ordinance (the "Ordinance"):
1. From Ordinance § 13-405.4 to allow less of a front yard than required (30 feet required, 3 feet from nearest proposed Tesla equipment to Knox Avenue property line, and 28 feet to Washington Valley Road property line proposed);
2. From Ordinance § 13-504.1-c.to allow parking lot lighting fixtures adjacent to proposed Tesla charging station to be on from dusk to dawn to provide security lighting where lighting is required to be extinguished at 11:00 p.m.;
3. From Ordinance § 13-405.4 (existing non-conformity) to allow a greater building height than permitted (35 feet permitted, 45.58 feet existing, no change proposed);
4. From Ordinance § 13-405.4 (existing non-conformity) to allow a greater lot and building coverage than permitted (35% permitted, 86.6% existing, 86.74% proposed); and
5. From Ordinance § 13-405.4 (existing non-conformity) to allow a greater lot and building coverage than permitted (15% permitted, 28.95% existing, no change proposed); and
6. From Ordinance § 13-405.4 (existing non-conformity) to allow a lesser rear yard setback than permitted (35 feet permitted, 34.3 feet exists, no change proposed).
PLEASE TAKE FURTHER NOTICE the Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, interpretations, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
When this case is called, interested parties may appear, either in person or by attorney, and present any comments or questions which they may have regarding this Application. Formal action by the Board may be taken. The public hearing may be continued by the Board to a subsequent date or dates by way of public announcement made at the public hearing either with or without further published notice, as the Board may determine.
