NOTICE OF PUBLIC HEARING
Notice is hereby provided that Cooper Health System ("Applicant") has filed an application for Preliminary & Final Site Plan approval with the City of Camden Planning Board. The subject property is identified Block 1443, Lot 6 on the City of Camden Tax Map and is commonly known as 3 Cooper Plaza ("Property"). The Property is located in the MS Zoning District.
Applicant is proposing to place air handling units and a cooling system on the ground behind the Sheridan Pavillion on the Property. The Applicant will construct an approximately 26' x 36' pad and place the equipment on the pad. The existing door to the building near the new pad is no longer needed and will be sealed.
The Applicant is seeking Minor Site Plan approval for this project. The Applicant will be seeking a deviation or variance from the Zoning Ordinance and Cooper Plaza Redevelopment Plan, pursuant to N.J.S.A. 40:55d-70c to permit the accessory units to be located on the ground. The Applicant will request any and all other variances the Board and its professional staff may deem necessary upon its review of the application.
The City of Camden Planning Board will conduct a public hearing on this application on November 17, 2025 at 6:00 p.m. via the Microsoft TEAMS platform. Copies of the Applicant's application, maps and papers are on file with the Administrative Officer of the Planning Board in the Planning Board Office at City Hall, 520 Market Street, Room 224, Camden, New Jersey. Interested parties should contact the Planning Office at AnMiller@ci.camden.nj.us or EdWillia@ci.camden.nj.us to make arrangements to view the application documents. Any interested party may appear at said hearing via TEAMS and participate therein in accordance with the rules of the Planning Board. Please take further notice that the Planning Board may, at its discretion, adjourn, postpone, or continue said review from time to time and you are hereby notified that you should make diligent inquiry of the Planning Office concerning such adjournments, postponements or continuations.
