NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY given that the City of Great Falls Board of Adjustment will hold a special meeting on Thursday, April 9, 2026, at 3:00 P.M. in the Commission Chambers, Room 206, Civic Center, 2 Park Drive, Great Falls, Montana to hold a public hearing to consider a variance request submitted by Nine Blessings LLC for the property addressed 711 4th Ave SW.
The applicant is requesting a variance from the minimum side yard setbacks for the construction of a residence upon the existing foundation. The property is within the R-3 Single-family High Density zoning district and is legally described as Lot 10, Block 558, Sixth Addition to Great Falls, Section 11, T20N, R3E, PPM, Cascade County, Montana.
Dimensional standards can be found in Title 17, Chapter 20, Article 4 of the Official Code of the City of Great Falls. The basis of decision for a dimensional variance is found within Title 17, Chapter 16, Article 32 of the Official Code of the City of Great Falls.
Any interested party may speak for or against this request in person at the public hearing, or submit written comments by mail to the Board of Adjustment, P.O. Box 5021, Great Falls, MT 59403, or by email to jnygard@greatfallsmt.net before 12:00 P.M. on Thursday, April 9, 2025. Written communication received by that time will be shared with the Board of Adjustment and appropriate staff for consideration during the agenda item and before the final vote on the matter.
