NOTICE OF PUBLIC HEARING
Notice is hereby provided that Broadway Camden Investments, LLC ("Applicant") has filed an application for Site Plan Waiver with the City of Camden Planning Board. The subject property is identified Block 1406, Lots 30 and 31, located at 636-638 Benson Street (the "Property"). The Property is located in the MS Medical Support Zoning District.
The Applicant will be renovating the Property to convert the interior to the office used by Cooper Hospital staff. There are no changes or improvements to the site proposed. All renovations are to the interior. No patient visits or direct patient services will be conducted at the Property. The employees who will work in this Property currently park in the Cooper Garage located across Benson Street from the Property. The employees who work at the Property will continue to park in the Cooper Garage. The medical office/professional office use is permitted in the MS Zone pursuant to the Cooper Plaza Redevelopment Plan.

Section 870-43 of the Zoning Ordinance permits the Planning Board to grant a waiver of site plan approval upon a finding by the Board that the use will not affect existing drainage, circulation, relationship of buildings to each other, landscaping, buffering, lighting and other considerations of site plan approval and that the existing facilities do not require upgraded or additional site improvements. The Applicant submits that the proposed renovations to the interior do not affect the site plan considerations identified in Section 870-43. Therefore, the Applicant is requesting a waiver of Site Plan for the renovations and use of the property as an office.
The Applicant will also seek any and all variances or waivers the Board or its professionals may deem necessary upon review of the Application.

Any interested party may appear at said hearing via TEAMS and participate therein in accordance with the rules of the Planning Board.
