NOTICE OF PUBLIC HEARING Township of Ocean Planning Board Minor Site Plan Application Rising Treetops Organization 111 Monmouth Road Lot 1, Block 17 R-4 Zone PLEASE TAKE NOTICE that the Planning Board of the Township of Ocean will hold a public hearing on Monday, June 22, 2026, at 7:00 pm in the Township of Ocean Public Meeting Room, Municipal Building, Deal and Monmouth Road, Oakhurst NJ to consider the application of Rising Treetops Organization (the Applicant) for premises located and known as Lot 1, Block 17, 111 Monmouth Road, Oakhurst, New Jersey. The property consists of 15 acres, and is in use as a year-round facility to serve individuals with special needs, including autism, physical and intellectual disabilities. The property contains 16 individual buildings of various dimensions and uses, including Peter's Place Cabin, (Building 6 on the Site Plan) which is presently in use as a dormitory for campers and counselors. The Applicant is proposing to construct additions at both ends of Peter's Place Cabin, together with interior renovations; to construct a pair of decks to the rear of the building between the existing structure and South Lincoln Avenue; new roof shingles, siding and window upgrades; to create a pair of small connections at the rear inner corners between the sleeping rooms and bathrooms; the relocation and construction of the existing ramps to allow for accessible routes to the proposed additions, together with new sidewalk connections between existing walks and proposed ramps, new paving, and a new concrete pad to relocate the existing dumpsters. New fencing, additional parking spaces, and landscaping are also proposed. The Applicant further make application for any additional exceptions, interpretations, waivers, or variances required for the approval of this application as deemed necessary by the Board or its Professionals during the course of the public hearing of this application. All members of the public will have an opportunity to offer comments and/or ask questions regarding the proposal. The hearing may be continued as necessary without the need for further notice on dates to be determined by the Board.
