NOTICE OF PUBLIC HEARING
Notice is hereby provided that Lucille and Michael DiPasquale ("Applicant") have filed an application for bulk variance approval with the Monroe Township Zoning Board of Adjustment ("Board") to construct a two-story single-family dwelling on vacant land. The subject property is identified as Block 106.88, Lots 5 & 6 on the Tax Map of the Township of Monroe, located at 232 Old Forge Road, Monroe Township, New Jersey 08831 ("Property"). The Property is located in the R-60 Residential District.
The Applicant will request the following variances from the Monroe Township Zoning Ordinance, Section §108-6.4, pursuant to N.J.S.A. 40:55D-70.c, if necessary: i) a minimum front yard setback of 25 feet, where 50 feet is required; ii) a minimum rear yard setback of 27.5 feet, where 50 feet is required; iii) a minimum side yard setback of 10 feet, where 30 feet is required; iv) a maximum percent lot coverage by building and structures of 28.5%, where 20% is permitted; v) a maximum percent impervious lot coverage of 36.9%, where 30% is required; vi) a minimum buffer requirement from right of way of 25 feet, where 60 feet is required; and vii) a minimum buffer requirement from property line of 25 feet, where 60 feet is required.
The Property also has the following preexisting nonconforming conditions: i) minimum lot area of 5,000 sq. ft., where 60,000 sq. ft. is required; (ii) minimum lot width of 50 feet, where 200 feet is required; (iii) minimum lot frontage of 50 feet, where 200 feet is required; iv) a minimum lot depth of 100 feet, where 200 feet is required and (v) a density of 8.7 lots/acre, where .58 lots/acre is permitted.
The Applicant will request any other variances or waivers the Board or its professionals deem necessary upon their review of the application.
The Board will conduct a public hearing on this application on June 30, 2026 at 6:30 p.m. in the Municipal Building Court Room, 1 Municipal Plaza, Monroe Township, NJ 08831. Copies of the Applicant's application, maps and papers are on file with the Office of the Board Secretary at the Municipal Building, 1 Municipal Plaza, Monroe Township, NJ 08831 and may be viewed during regular business hours. Any interested party may appear in person at said hearing and participate therein in accordance with the rules of the Board. Please take further notice that the Board may, at its discretion, adjourn, postpone, or continue said review from time to time and you are hereby notified that you should make diligent inquiry of the Zoning Board Office concerning such adjournments, postponements or continuations.
