NOTICE OF PUBLIC HEARING
Notice is hereby provided that Holtec International Inc. ("Applicant") has filed an application for "D(6)" Height Variance and Preliminary & Final Site Plan approval with the City of Camden Zoning Board of Adjustment. The subject property is identified as Block 455, Lot 1 and Block 457, Lot 16 on the City of Camden Tax Map ("Property"), located at 1 Holtec Boulevard. The Property is located in the PRI Zoning District.
There is presently the Holtec headquarters building, Holtec manufacturing building and warehouse building on the Property. The Applicant seeks approval to (1) construct a 74,870 sf expansion of the warehouse building and (2) to expand the parking lot behind the manufacturing building and expand the laydown area adjacent to the parking lot. The Applicant is requesting a "D" Height variance pursuant to N.J.S.A. 40:55D-70(d)(6) and Section 870-111 of the Zoning Ordinance to permit the height of the building to be up to 90 feet where 75 feet is permitted.
The Applicant is seeking Preliminary and Final Site Plan approval for the project with the following variances pursuant to N.J.S.A. 40:55d-70(c): (i) from Section 877-111 of the Zoning Ordinance to permit a front yard setback of 16.6 feet where 25 feet is required; (ii) from Section 870-25 of the Zoning Ordinance to permit more than one principal building on the lot; (iii) from Section 870-253P(11)(b) of the Zoning Ordinance to permit the wall signage to exceed 3% of the area of the wall; (iv) from Section 870-230F and 280R of the Zoning Ordinance to permit fewer parking spaces than required by Ordinance; and (v) from Section 870-231A(5) to permit trailer parking along Morgan Street within the Property. The Applicant will request all variances, deviations or waivers that the Board may deem necessary upon its review of the application.
The City of Camden Zoning Board of Adjustment will conduct a public hearing on this application on July 6, 2026 at 5:30 p.m. in the City Council Chambers, 2nd Floor, City Hall, 520 Market Street, Camden, New Jersey 08101. Copies of the Applicant's application, maps and papers are on file with the Administrative Officer of the Zoning Board in the Zoning Board Office at City Hall, 520 Market Street, Room 224, Camden, New Jersey and may be viewed during regular business hours, Monday through Friday, excluding holidays. Any interested party may appear at said hearing and participate therein in accordance with the rules of the Zoning Board. Please take further notice that the Zoning Board may, at its discretion, adjourn, postpone, or continue said review from time to time and you are hereby notified that you should make diligent inquiry of the Zoning Board Office concerning such adjournments, postponements or continuations.
