NOTICE OF PUBLIC HEARING – Southampton Land Development Board
PLEASE TAKE NOTICE that, upon the Application of Middlesex Water Company (the "Applicant"), the Land Development Board of the Township of Southampton (the "Board") shall conduct a public hearing on Thursday, July 16, 2026, commencing at 6:00 p.m., in the Southampton Township Municipal Building, 5 Retreat Road, Southampton Township, New Jersey 08088, to consider the Applicant's request for Minor Site Plan Approval and Bulk Variance Approvals, which provides for proposed upgrades and improvements to an existing potable water well station facility known as Pinelands Well No. 1, located at 64 Stagecoach Road, and more particularly identified as Block 2506, Lot 1 on the official tax maps of the Township of Southampton, Burlington County, New Jersey (the "Property").
The Property is developed with an existing well facility that is part of a four-well system drawing from the Wenonah-Mount Laurel aquifer and serving the surrounding Leisure Towne and Hampton Lakes communities. The existing improvements include a well building and associated appurtenances, all of which are aging and approaching the end of their useful life.
Applicant is proposing to demolish and replace the existing Well Building with new 480 square foot Well Building in substantially the same location, together with upgraded process piping, treatment equipment, discharge piping, and electrical systems. The proposed improvements also include a new vertical turbine well pump, upgraded chlorination equipment, an automatic transfer switch, a permanent outdoor diesel generator, and associated site improvements including fencing, access upgrades, and a ramp to the well building entrance.
In addition to Site Plan Approval, Applicant will also request Bulk Variance Approvals to allow: (i) the existing lot area of 0.25 +/- acres, where 25 acres is required, (ii) a lot width and road frontage of 90 +/- feet, where 250 feet is required, (iii) a front yard setback of 59.64 +/- feet, where 100 feet is required, (iv) side yard setbacks of 28.72 +/- feet and 41.28 +/- feet, where 75 feet is required, (v) a rear yard setback of 36.2 +/- feet, where 100 feet is required, (vi) building coverage of approximately 4.41%, where a maximum of 3% is permitted, (vii) impervious coverage of approximately 12.24%, where a maximum of 10% is permitted, and (viii) a rear yard setback of 20 +/- feet for the proposed generator, where 25 feet is required.
During the course of review and/or presentation of the Application, additional variances, submission waivers, design exceptions and/or other relief from the requirements of the Southampton Township Code may be identified or deemed to be necessary to permit approval of the Application as submitted, or with such changes as may be requested or accepted by the Board. This notice is to advise you that such additional variance, exception, and/or waiver relief may be requested by the Applicant at the time of the public hearing.
