The petition is from James MacDonald requesting two (2) Special Permits and a Variance per M.G.L. Chapter 40A Sections 6, 9, and 10 and Chapter 282, Sections 9.2 (Board of Appeals), 9.3 (Special Permits), 3.3.3 (Nonconforming Structures), 3.3.5 (Nonconforming Single and Two Family Residential Structures), and 3.3.6 (Abandonment or Non-Use) of the Ashland Bylaws. The applicant seeks to demolish an existing duplex and build a new duplex with attached one-car garages for each unit. The building and lot are pre-existing non-conforming. The property in question is located at 167-169 Pleasant Street, Assessors Map 13, Lot 68, in the Residential B zone.
