NOTICE OF PUBLIC HEARING TOWNSHIP OF MAHWAH BOARD OF ADJUSTMENT PLEASE TAKE NOTICE that the undersigned has applied to the Zoning Board of Adjustment of the Township of Mahwah for variance relief pursuant to N.J.S.A. 40:55D-70(c) and related provisions of the Township Zoning Ordinance, for the premises located at: Property Address: 113 Winter Place, Mahwah, NJ 07430 Block: 70.02 Lot: 116 Docket No.: 25-1606 Owner/Applicant: Mei-Ching Chan The application seeks variance approval in order to: 1. Install an above-ground swimming pool on the property in a front yard 2. Install a 6-foot fence in an "L-shaped" configuration along the right side and second front yard The pool and 6-foot fences are not permitted in a front yard per sections 24-3.6A4A and 24-3.4D 3 of the zoning code The subject property presents a hardship in that it is classified as having two front yards (Winter Place and Stephen's Lane) and no rear yard, thereby restricting normal residential improvements such as pools and fences. The property is presently partially enclosed by fencing, including along the driveway, the left side (adjacent to Rockland Electric, maintained by the applicant for 31 years), and the rear (where a 6-foot fence owned by Acme, formerly A&P, exists). The proposed fence will connect with these existing fences to complete enclosure of the lot. The applicant also requests such other variances, waivers, approvals, or relief as may be deemed necessary by the Board during its review of this application.
