NOTICE OF PUBLIC HEARING
TOWNSHIP OF MONROE
ZONING BOARD OF ADJUSTMENTS
TAKE NOTICE that a public hearing on Applications Nos. 25-41, 1885, and 565-SP, for Angelina 1, LLC. (the Applicant), will be held by the Monroe Township Zoning Board of Adjustment on July 13, 2026 at 6:30 PM, in the Monroe Township Municipal Building, located at 125 Virginia Avenue, Williamstown, NJ on the first floor in the courtroom.
The purpose of this public hearing is to consider:
An application for a minor subdivision for the property located at 130 Grandview Avenue to create two (2) lots from tax map Block 1201, Lot 15, an application for a D(2) Use Variance to permit the development of two (2) one-story duplexes where it is not listed as a principal use in the 'C' Commercial Zoning District, and an application for site plan approval for construction of said duplexes, including any other variances and/or waivers required by the Board to approve these applications. Though the property address is listed as Grandview Avenue, the two duplexes will front on Harrel Avenue.
During the course of review of the application and/or presentation of the application at the hearing, additional variances, submission waivers, design waivers, de minimus exceptions, interpretations, and/or other exceptions from the requirements of the Monroe Township Land Use Zoning Ordinance may be identified or deemed to be necessary to permit approval of the applications as submitted, or with such changes as may be requested or accepted by the Board. This notice is to advise you that such additional variance, exception, and/or waiver relief may be requested by the applicant at the time of the hearing.
Together with all necessary variances (as noted above) and waivers as more particularly shown on the plans prepared by Pinchin, LLC., dated July 3, 2025, revised to October 17, 2025.
Copies of the application (#25-41, #1885, #565-SP), plans, reports, and supporting documentation are available for inspection at the Monroe Township Municipal Building located at 125 Virginia Avenue, Williamstown, New Jersey, 08094, during regular business hours.
