NOTICE OF PUBLIC HEARING TOWNSHIP OF MORRIS ZONING BOARD OF ADJUSTMENT MORRIS COUNTY, NEW JERSEY PLEASE TAKE NOTICE that a meeting of the Township of Morris Zoning Board of Adjustment will be held on November 24, 2025 at 7:00 P.M. in person and viewable via Zoom in the Municipal Building, 50 Woodland Avenue, Township of Morris, New Jersey, at which meeting the application of Carl Hess for permission to install a 16 x 24 ft pergola on an existing front yard patio area is scheduled to be heard. Said property is known as Block 4601 Lot 9, on the Official Tax Map of the Township of Morris and is located at the following street address: 529 Jockey Hollow Road, Morristown. The Board of Adjustment is being asked to grant the following variances from the provisions of the Municipal Land Use Law and/or Township Ordinances: Ordinance Section: 95-28 Area, Bulk and Yark Requirements and 95-36 Accessory Uses & Structures Specific variance relief being sought: The proposed pergola is an accessory structure and would be the second accessory structure on the property, where only one per lot is allowed. The proposed pergola is to be located on an existing patio in the front yard. No accessory structure may be located closer to the street than the principal building. Further, the proposed accessory structure would reduce the minimum required front yard setback from 100 ft. to 90.6 ft. to Jockey Hollow Road and would reduce the existing front yard setback on Brigade Hill Road from 83.5 ft to 68.9 ft. The applicant will also seek any additional variances and/or waivers which may be deemed necessary at the time of the hearing.
