NOTICE OF PUBLIC HEARING
TOWNSHIP OF WEST DEPTFORD PLANNING BOARD
PLEASE TAKE NOTICE that on March 24, 2026 at 7:00 p.m., and thereafter on such date(s) as the hearing may be continued, the Township of West Deptford Planning Board (the "Board") will hold a public hearing at the Municipal Building located at 400 Crown Point Road, West Deptford, New Jersey 08086 (the "Hearing") on the application of AIREF Grandview IC LLC (the "Applicant") for Amended Minor Site Plan Approval and bulk "c" variance relief (the "Application") in connection with property commonly known as 14800 Grandview Ave and identified as Block 346.01, Lot 10 on the Official Tax Map of West Deptford Township (the "Property"). The Property is comprised of approximately 7.196 acres (+/- 313,442 square feet) and is improved with a 1-story warehouse / light industrial building consisting of approximately 100,429 square feet and associated improvements, including off-street parking and loading areas. The Property is in the M-1 Light Manufacturing Zone District (the "M-1 Zone").
In September 2025, the Board granted the Applicant Minor Site Plan Approval and bulk "c" variance relief allowing the Applicant to construct an outdoor storage area consisting of approximately 15,019 square feet at the Property (the "Prior Approval"). The outdoor storage area approved as part of the Prior Approval will be utilized in conjunction with the operations of the existing warehouse / light industrial building. Additional approved improvements include, but are not necessarily limited to, a concrete pad, eight-foot-tall chain link fence with barbed wire, grading modifications, and drainage and stormwater management improvements. The Prior Approval was memorialized in a written resolution that was adopted by the Board on January 27, 2026.
In the present Application, the Applicant is proposing to expand the previously approved outdoor storage area by approximately 10,000 square feet. An eight-foot-tall chain link fence with barbed wire and a rolling gate are proposed to secure the permitter. Additional proposed site improvements include grading, drainage, stormwater management infrastructure, curbing, and paving.
As part of the Application, the Applicant is requesting "c" variances to permit deviations from the following provisions of the Township of West Deptford Zoning Code (the "Code") pursuant to N.J.S.A. 40:55D-70(c): (1) Code Section 166-36.B (Yard Exceptions): To permit an accessory structure (the proposed outdoor storage yard) in the front yard, where accessory structures are not permitted in the front yard; (2) Code Section 166-36.E (Yard Exceptions - Fencing): To permit a 8-foot-tall chain link fence with barbed wire around the proposed outdoor storage yard within the front yard, where front yard fences in the front yard are not permitted to exceed 4 feet in height; (3) Code Section 166-36.E (Yard Exceptions - Fencing): To permit a chain link fence with barbed wire, where barbed wire fences are not permitted in the M-1 Zone; and (4) Code Section 166-33.B.4 (Off-Street Parking): To allow the existing nonconforming parking lot, which is configured with parking stalls in a row of 10 or more spaces without providing landscaped islands, where landscaped islands in parking lots containing 30 or more parking spaces.
The Applicant also requests any other approvals, design waivers, submission waivers, variances, deviations, interpretations, and/or exceptions from the Code, the West Deptford Township Planning and Development Regulations, the General Ordinances of West Deptford Township, and/or RSIS, and/or continuations of any pre-existing non-conforming conditions, previously granted variances, modifications of or relief from prior imposed conditions and other approvals reflected on the filed plans as same may be further amended or revised from time to time without further notice, all as may be determined to be required for the Application during the review and processing of the application, and/or based upon an analysis of the plans and testimony at the public hearing.
When the Application is called, you may appear, in person, or represented by agent or attorney, to make any objections or offer any comments or testimony that you may have to the Application. Interested parties may also retain expert witnesses to present any questions, comments, objections, or testimony regarding the Application. The Board may at its discretion, adjourn, postpone, or continue the hearing from time to time, without additional notice, and you are hereby notified that you should make diligent inquiry of the Board Secretary concerning such adjournments, postponements, or continuations.
The Application and supporting materials (including maps, documents, and plans) are on file and available for public inspection in the offices of the Planning and Zoning Department located in the West Deptford Township Municipal Building, 400 Crown Point Road, West Deptford, New Jersey 08086 during that office's regular business hours.
