NOTICE OF PUBLIC HEARING
Warren Township Planning Board

YOU ARE HEREBY NOTIFIED that Fabio Coelho has filed an application with the Warren Township Planning Board for minor subdivision with variance with respect to property having an address of 20 Valley View Road, Warren, New Jersey 07059, designated as Block 201, Lot 27, on the tax map of the Township of Warren.
The applicant seeks to divide the existing lot into two lots: Lot 27.01 would contain the existing home and related improvements, and Lot 27.02 would be available for the construction of a new single-family home. The application requires a variance for insufficient lot width for the proposed Lot 27.02 (150 feet required; 119.25 feet proposed).
Approval is also sought for such additional variances, waivers, exceptions and/or other relief (whether preexisting or not) from the requirements of the Warren Township Land Use Ordinance as may be deemed necessary or required at the time of the hearing on this matter.
The application and other documentation are on file with the Office of the Warren Township Planning Board and are open for inspection at that office at 46 Mountain Boulevard, Warren, New Jersey 07059, during regular business hours.
The public hearing on this Application shall be held on November 24, 2025, at 7:00 PM at 44 Mountain Boulevard, Warren, New Jersey 07059, at which time you may appear in person or by an attorney to present any objections or comments which you may have regarding this application.
