NOTICE OF SALE OF REAL PROPERTY
1. NOTICE IS HEREBY GIVEN that, subject to confirmation by this court, on July 1, 2026, at 10:00 a.m., or thereafter within the time allowed by law, Jazmine Sandoval, Administrator of the Estate of Lupe Flores, San Joaquin County Superior Court, Case # STK-PR-EST-2025-403, and Pauline Flores and Sabrina Flores, Co-Administrators of Estate of Ernest Flores, San Joaquin County Superior Court, Case # STK-PR-EST-2025-62, will sell at private sale to the highest and best net bidder on the terms and conditions hereinafter mentioned all right, title, and interest of the decedent at the time of death and all right, title, and interest that the estates have acquired in addition to that of the decedent at the time of death, in the real property located at 2300 Raymond Avenue, Stockton, San Joaquin County, California, described as follows:
Lot 15 as shown upon Map entitled, Wilshire Addition, filed for record June 9, 1943 in Vol. 11 of Maps and Plats, page 77, San Joaquin County Records.

2. The sale is subject to current taxes, covenants, conditions, restrictions, reservations, rights, rights of way, easements of record, tenancies, and leases and contracts affecting the property, with any encumbrances of record to be satisfied from the purchase price.
3. The property is to be sold on an "as is" basis, except for title.
4. The administrator has given an exclusive listing to Kimberlee B. Williams, PMZ Real Estate, CalDRE #01490261, (209) 403-0630.
5. Bids or offers are invited for this property and must be made in writing and will be received at the office of Gregory P. Goehring, attorney for the administrators, at 321 West Lodi Avenue, Lodi, California 95240, or delivered to Gregory P. Goehring personally, at any time after first publication of this notice and before any sale is made.
6. The property will be sold on a cash only basis. A down payment of $10,000.00 must accompany the offer by certified check. The balance shall be paid on confirmation of the sale by the court.
7. Taxes, rents, operating and maintenance expenses, and premiums on insurance acceptable to the purchaser shall be prorated as of the date of recording of conveyance. Examination of title, recording of conveyance, transfer taxes, and any title insurance policy shall be at the expense of the purchaser.
