NOTICE OF SALE ON FORECLOSURE UNDER POWER OF SALE
NOW COMES the undersigned counsel for the holder of the certain promissory note and deed of trust referenced hereinabove, and
1. Please take notice that a foreclosure sale for the below referenced property will occur on October 15, 2025, at 10:00 a.m., at the temporary Madison County Courthouse, located at 258 Carolina Lane, Marshall, North Carolina 28753.
2. The above referenced sale is being held pursuant to a deed of trust recorded in Book 756 at Page 716, and Corrective Affidavit recorded in Book 774 at Page 423, of the Madison County, North Carolina, Registry, executed by Shawn Dockstader and Jenn Lopez, Grantor/Mortgagor, in favor of Shae Lynn Byas, Beneficiary/Holder.
3. The property to be sold is that certain parcel of real property owned by Shawn Dockstader and Jenn Lopez, located at 187 Distant View Drive in Marshall, Madison County, North Carolina, and more particularly described in Deed Book 756, page 513 of the Madison County, North Carolina, Registry, and also more particularly described on Exhibit A of the deed of trust recorded at Book 756 at Page 716 of the Madison County, North Carolina Registry.
4. The above described property will be sold subject to any taxes, special assessments, and other liens of record.
5. The sale shall be a public sale, and the highest bidder will be required to make a cash deposit in the amount of 5% of the bid, but in no event, shall be less than $750.
