NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure dated December 2, 2025, and entered in Case No. 50-2025-CA-001381-XXXA-MB of the Circuit Court of the Fifteenth Judicial Circuit in and for Palm Beach County, Florida, wherein PIN-GRO-VIL, INC. is Plaintiff, and Maria Ramirez, Uknown Tenant 1 N/K/A Gerard Ramirez, State of Florida and Citibank, N.A. are Defendants, I will sell to the highest and best bidder for cash:

on the 20th day of January, 2026, 2025 the following described property as set forth in said Final Judgment, to wit:
A parcel of land lying in the South Half (S ½) of the Southeast Quarter (SE 1/4) of the Southeast Quarter (SE 1/4) of Section 13, Township 45 South, Range 42 East, Palm Beach County, Florida, and more particularly described as follows: COMMENCING at the Southeast corner of said Section 13; thence run Westerly along the South line of said Section 13, a distance of 40.03 feet to a point; thence turn Northerly and run along a line parallel to the East line of said Section 13, a distance of 563.46 feet to a point; thence turn Westerly and run along a line parallel to the South line of said Section 13, a distance of 923.75 feet to a point which marks the POINT OF BEGINNING of this description and the Southeast corner of the tract herein conveyed; thence continue along the same line a distance of 40.00 feet to a point which marks the Southwest corner of the tract herein conveyed; thence Northerly at an angel of ninety degrees for the preceding course and run a distance of 100.05 feet to a point which marks the Northwest corner of the tract herein conveyed; thence turn Easterly at an angle of ninety degrees, one minute, twenty-seven seconds, from the preceding course and run a distance of 40.00 feet to a point which marks the Northeast corner of the tract herein conveyed; thence turn Southerly at an angel of eighty-nine degrees, fifty-eight minutes, thirty-three seconds from the preceding course and run a distance of 100.07 feet to the POINT OF BEGINNING; Also known as Lot 32, PINE GRROE VILLAGE, unrecorded. SUBJECT to the same restrictions imposed in that certain deed dated November 22, 1954, and recorded in Deed Book 1071, Page 684, of the Public Records of Palm Beach County, Florida.
