NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure entered in the Office of the Clerk of the County of Rockland on April 3, 2026, wherein SELENE FINANCE, LP is the Plaintiff and AVROHOM B. EISENBERG, ET AL. are the Defendant(s). I, the undersigned Referee, will sell at public auction at the ROCKLAND COUNTY COURTHOUSE, ON THE LANDING ABOVE THE VESTIBULE BETWEEN COURTROOMS ONE AND TWO, 1 SOUTH MAIN STREET, NEW CITY, NY 10956, on June 17, 2026 at 11:30AM, premises known as 20 WILSON AVENUE, UNIT 313, SPRING VALLEY, NY 10977; and the following tax map identification: 50.07 - 3 - 50.21-313.
ALL OF THE PROPERTY KNOWN AND DESIGNATED AS CONDOMINIUM UNIT 313 IN WOODROW NORTH ESTATES CONDOMINIUM, LOCATED AT 20 WILSON AVENUE, UNIT 313, IN THE VILLAGE OF NEW SQUARE, TOWN OF RAMAPO, COUNTY OF ROCKLAND, AND STATE OF NEW YORK.
WHICH UNIT WAS DESIGNATED AND DESCRIBED AS UNIT NO. 313 IN THE DECLARATION OF CONDOMINIUM ESTABLISHING A PLAN FOR CONDOMINIUM OWNERSHIP OF THE LANDS AND BUILDING COMPRISING WOODROW NORTH ESTATES CONDOMINIUM (HEREINAFTER CALLED THE "PROPERTY''), MADE BY THE GRANTOR UNDER ARTICLE 9-B OF THE NEW YORK REAL PROPERTY LAW,
TOGETHER WITH AN UNDIVIDED 5.56% PERCENT INTEREST IN THE COMMON ELEMENTS OF THE PROPERTY DESCRIBED IN SAID DECLARATION (HEREINAFTER CALLED THE "COMMON ELEMENTS").
