NOTICE OF SALE UNDER POWER

Under and by virtue of the power of sale contained in that certain Deed to Secure Debt (also known as a Security Deed) from Roma V. Patel to MJRL Capital, LLC dated September 23,2023 recorded in Deed to Secure Debt recorded in Deed Book 3207, Pages 43-51, Chatham County, Georgia Records as modified by that certain Modification of Deed to Secure Debt recorded in Deed Book 3487 Pages 393-398 Chatham County Records and thereafter modified by a Second Modification of Deed to Secure Debt recorded in Deed Book 3644, Pages 238-242, Chatham County Records (collectively the "Deed To Secure Debt"), (collectively the "Deed To Secure Debt"), , the undersigned will sell at public outcry to the highest bidder for cash between the hours of 10:00 a.m., and 4:00 p.m. on the first Tuesday in October being October 7,2025 at the Savannah Civic Center 301 W. Oglethorpe Avenue, Savannah, GA 31401, specifically in the Bryan Meeting Room on the second floor the following described property (the "Property"):
All that tract or parcel of land lying and being in the eighth GM District, Chatham County, Georgia, being Lot 117, Westbrook Subdivision, Phase 3B-1, as per plat recorded in Map Book 26-S, Page 51B, Chatham County, Georgia records, which plat is incorporated herein by reference and made a part of this description. Subject to any easements or restrictions of record.
The indebtedness secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, nonpayment of the indebtedness as and when due. The Property will be sold subject to: (1) all outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable); (2) matters that would be disclosed by an accurate survey and inspection of the Property; (3) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and easements, if any, superior to the Security Deed; and (4) rights of tenants in possession, if any.
The sale will be conducted for the purpose of paying the amounts due on the secured indebtedness, including principal, interest, late charges, fees, expenses of sale, and all other sums provided in the Note and Security Deed, and will be made subject to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and to final confirmation and audit of the status of the loan with the Secured Creditor.
To the best of the undersigned's knowledge and belief, the party in possession of the Property is Roma V. Patel or a tenant or tenants.
The following law firm has been designated as the entity with full authority to negotiate, amend, and modify all terms of the mortgage with the debtor pursuant to O.C.G.A. § 44-14-162.2; provided, however, that such an entity is not required by law to negotiate, amend, or modify the terms of the loan:

Said Property will be sold as the property of J. OC HWY 17 PROPERTIES, LLC subject to prior liens, encumbrances, and assessments, if any, to the highest bidder for cash, and the proceeds will be applied to the payment of said indebtedness and the expenses of sale as provided in said Deed to Secure Debt and by law.
