NOTICE OF SALE UNDER POWER
GEORGIA, CHATHAM COUNTY
Under and by virtue of the power of sale contained in that certain Security Deed dated November 28, 2024, from SAVANNAH PROPERTY PARTNERS LLC to JULIE BRAWN, filed of record on December 17, 2024, and recorded in Deed Book 3550, Pages 597-602, in the office of the Clerk of the Superior Court of Chatham County, Georgia ("Security Deed"), the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse in Chatham County, Georgia, on the first Tuesday in November 2025, to the highest bidder for cash, the following described real property:
ALL THAT CERTAIN PROPERTY SITUATE AND BEING IN THE COUNTY OF CHATHAM, STATE OF GEORGIA, AND DESCRIBED UPON THE MAP AND IN THE PLAN OF PHASE "B" HALCYON BLUFF SUBDIVISION, MADE BY DAN E. SEWELL AND ASSOCIATES, DATED MAY OF 1956, AND RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF CHATHAM COUNTY, GEORGIA, IN SUBDIVISION MAP BOOK "A", PAGE 250, AS LOT NUMBER ONE HUNDRED TWENTY- TWO (122). SAID LOT NUMBER 122 HAVING A FRONTAGE OF 80 FEET ON THE SOUTH SIDE OF HALCYON DRIVE AND MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING AT A POINT 350 FEET WEST OF THE SOUTHWEST CORNER OF GARLAND DRIVE AND HALCYON DRIVE, WHICH POINT IS THE NORTHEAST CORNER OF THE LOT HEREBY CONVEYED AND THE POINT OF BEGINNING; THENCE PROCEEDING S. 3 DEG. 27' WEST A DISTANCE OF 160 FEET TO A POINT; THENCE N. 86 DEG. 33' WEST A DISTANCE OF 80 FEET TO A POINT; THENCE N. 3 DEG. 27'E A DISTANCE OF 160 FEET TO A POINT; THENCE S. 86 DEG. 33 MIN. E. ALONG THE SOUTH SIDE OF HALCYON DRIVE A DISTANCE OF 80 FEET TO THE POINT OF BEGINNING AND BOUNDED AS FOLLOWS: ON THE NORTH BY HALCYON DRIVE; ON THE EAST BY LOT NUMBER 121, SAID SUBDIVISION PHASE B; ON THE SOUTH BY PARTS OF LOTS NO. 130 AND 131, SAID SUBDIVISION, PHASE D, AND ON THE WEST BY LOT NUMBER 123, SAID SUBDIVISION, PHASE B. SPECIFIC REFERENCE IS MADE TO THE ABOVE MAP WHICH MAP IS EXPRESSLY MADE A PART OF THIS DESCRIPTION.
THIS BEING THE SAME PROPERTY CONVEYED TO BETTY L. BOYD UNDER INSTRUMENT RECORDED IN DEED BOOK 155-B, FOLIO 287, AFORESAID RECORDS AND HAVING TAX 1.D. NO. 1-0498-040-21.

The debt secured by said Security Deed is evidenced by a Note dated November 27, 2024, in the principal amount of Sixty Thousand and No/100 Dollars ($60,000.00), executed by Lawton Chancey, Dillon Chancey and Tyler Raffield, as Members of SAVANNAH PROPERTY PARTNERS LLC ("Grantor"), in favor of Julie Brawn.
The debt secured by said Security Deed and evidenced by said Note has been and is hereby declared due and payable because of Grantor's failure to comply with certain terms and conditions in said Security Deed, including the failure to pay the indebtedness. The debt remaining in default, this sale will be made for the purpose of paying said indebtedness including all accrued and unpaid interest thereon and attorney fees and all expenses of said sale, and the excess, if any, shall be distributed to the person or persons legally entitled thereto.
The property will be sold as the property of SAVANNAH PROPERTY PARTNERS LLC, who, to the best of the undersigned's knowledge and belief, is the party in possession of said property.
The property will be sold subject to (a) any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable), (b) any matters which might be disclosed by an accurate survey and inspection of the property, (c) all matters of record superior to the interest created by the Security Deed, and (d) any encumbrances, zoning ordinances, restrictions, easements, assessments, covenants and other matters of record.
Notice has been given of intention to enforce provisions for collection of attorney fees and foreclosure in accordance with legal requirements and the terms of said Security Deed and Note.
The undersigned will execute a deed to the purchaser at said sale as provided in the Security Deed.
