NOTICE OF SALE UNDER POWER

On the 10th day of October, 2023, Quintina L. Patten ("Patten") executed a Promissory Note ("Note") and Security Deed ("Deed") for $240,000.00, payable to SouthState Bank, N.A. ("SouthState"), conveying property described as follows: All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being shown and designated as Lot 4, Block A, Section V, Bridgeport Subdivision, on a plat thereof recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Realty Reel 376, Page 416-418. Reference being made to said plat for a more complete and accurate description of the metes, bounds and location of said property. Said property conveyed subject to Protective Covenants recorded in Volume 376, page 405, and as amended in Volume 388, page 515, aforesaid records; and to any and all applicable easements, restrictions, covenants and rights-of-way of record in aforesaid Clerk's Office. Tax Map and Parcel: 052-0479-00-0 Property Address: 3027 Mabus Drive, Augusta, Georgia 30909. Said Security Deed is recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia, in Deed Book 1904, at page 1467. Said Note and Deed were subsequently assigned to SouthState Bank, National Association by Mortgage Electronic Registration Systems, Inc, Nominee for South State Bank, N.A., by assignment of Security Deed dated December 22, 2025 and recorded in aforesaid Clerk's Office in Deed Book 1997, page 87. Default has been made in the installment payments due for August, 2025 and all payments subsequent thereto. SouthState declared the entire unpaid indebtedness due and payable in accordance with the terms of said Note, and the same has not been paid. The Deed provides that when the Note secured thereby becomes due and is not paid, that said property may be sold before the Courthouse door of Richmond County, Georgia, upon SouthState first giving notice of the place and terms of such sale (1) time a week for (4) weeks in the newspaper in which the sheriff's advertisements are published, and where said property is located. NOW THEREFORE, pursuant to the powers contained therein, the property will be sold before the Courthouse door in Richmond County, Georgia, at public outcry on the first Tuesday in July, 2026, between the legal hours of sale. SouthState will convey title to the purchaser as attorney-in-fact for Patten. The money derived from the sale will be applied: first to the expenses of said sale; secondly, to the amount due on said Note; and the balance, if any, shall be paid to Patten. TERMS: Cash, subject to State and County ad valorem taxes or assessment and any federal tax liens of record. Purchaser is to pay for all legal papers and revenue stamps.
