Under and by virtue of that Power of Sale contained in that Security Deed and Agreement ("Security Deed") originally given by TWD Real Estate Investment, LLC to Workmen's Circle Credit Union ("Secured Creditor") dated September 28, 2020 and recorded at Book 2082, Page 778-784, as modified at Book 3813, Page 549-552 and Book 3822, Page 461-464, all located in the records of the Office of the Clerk of the Superior Court of Chatham County, Georgia conveying the after-described property to secure a Note of even date in the original principal amount of One Hundred Six Thousand, Two Hundred and 00/100 Dollars ($106,200.00) with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door of Chatham County, Georgia within the legal hours of sale on the first Tuesday in May, 2026, the following described property:
ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE CITY OF SAVANNAH, COUNTY OF CHATHAM, STATE OF GEORGIA, AND BEING KNOWN AS LOT 110, DEMERE WARD, SAID LOT HAVING A FRONTAGE ON THIRTY-NINTH (39TH) STREET OF THIRTY-FOUR AND THREE TENTHS (34.3) FEET TO A RECTANGULAR DEPTH OF ONE HUNDRED SEVENTEEN (117) FEET TO A LANE. SAID PROPERTY BEING BOUNDED AS FOLLOWS: ON THE NORTH BY THIRTY-NINTH (39TH) STREET; ON THE EAST BY BULLOCH STREET, ON THE SOUTH BY SAID LANE; AND ON THE WEST BY LOT 111, SAID WARD.

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided for in the Note and Security Deed. Because the debt remains in default, this sale will be made for the purpose of paying the same and all expenses of this sale as provided in the Security Deed and by law, including attorney's fees as provided in the Note and Security Deed. Workmen's Circle Credit Union holds the duly endorsed Note and is the Grantee of the Security Deed to the property. Workmen's Circle Credit Union is the entity with the full authority to negotiate, amend and modify all terms of the loan.
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and any matters of record including but not limited to, those superior to the Security Deed first set out above. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undesigned.
The entity which has full authority to negotiate, amend, and modify the payment terms with the owner(s) of the subject property is Chris Miltiades with Workmen's Circle Credit Union at 527 Stephenson Ave., Ste. 1, Savannah, GA 31405 (912-356-9225). NOTE HOWEVER, that such entity is not required by law to negotiate, amend or modify the payment terms.
To the best knowledge and belief of the undesigned, the party in possession of the property is TWD Real Estate Investment, LLC or a tenant or tenants and said property is more commonly known as 801 W. 39th Street, Savannah, Georgia 31415. Should a conflict arise between the property address and the legal description, the legal description will control.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of total amounts owed. Funds used at sale shall be certified funds and payable to "The Law Offices of Mark A. Bandy, P.C.
Any information obtained on this matter may be used by the debt collector to collect the debt.
