NOTICE OF SHERIFF'S SALE VIA AUCTIONEER
TO THE OWNERS OF THE WITHIN-DESCRIBED REAL ESTATE
AND PERSONAL PROPERTY AND ALL INTERESTED PARTIES
By virtue of a certified copy of a decrees dated March 27, 2025, and July 8, 2025, directed to me from the Clerk of the Circuit Court of Delaware County, Indiana, in Cause No. 18C05-2407-MF-000085 wherein Merchants Bank of Indiana (the "Bank") was Plaintiff and Raliam Hospitality Group, LLC, Lia Hospitality Group, LLC, Krupal M. Patel, Chirag C. Patel, Newtek Business Services Holdco 6, Inc., NBL SPV I, LLC and Ravikumar B. Shah were Defendants, requiring me to obtain the sum as provided for in said Decrees with interest and costs, RESOURCE Auction Services, LLC d/b/a Bradley Company Auction Services and RESOURCE Commercial Real Estate, LLC d/b/a Bradley Company will expose at public sale, via auction, to the highest bidder on the 25th day of March, 2026 at the hour of 10:00 o'clock a.m. prevailing EST (or as soon thereafter as possible) of said day, at the property site, the fee simple of the whole body of real estate commonly known as 3400 North Everbrook Lane, Muncie, Indiana, 47304, and more particularly described as follows:
Lots 10 and 11 in North Lyndenbrook Place, Section 1, an addition to the City of Muncie, Indiana, a plat of which is recorded in plat book 14, pages 84, 85 and 86, in the Office of the Recorder of Delaware County, Indiana.
Together with rents, issues, income, and profits thereof (collectively the "Real Estate") and all equipment, fixtures, inventory, accounts, instruments, chattel paper and general intangibles located therein (the "Collateral") and said sale will be made without relief from valuation or appraisement laws.
The auction sale of the Real Estate and Collateral is subject to all liens, encumbrances and easements of record not otherwise extinguished in the proceedings known as Cause No. 18C05-2407-MF-00085 in the Superior Court of the County of Delaware, Indiana.
The Real Estate will be open for preview for interested bidders on March 5, 2026, from 10:00 a.m. - 12:30 p.m. prevailing EST. All other showings are by private appointment only. Please contact the Auctioneer designated below to schedule a private appointment.
