NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, Lucky Dog Properties, LLC, executed a Deed of Trust dated February 22, 2022, to Steve Taylor as Trustee for the benefit of BankFirst Financial Services, which Deed of Trust is recorded in Trust Deed Book 4186 at Page 219, as Instrument number 953190, in the office of the Chancery Clerk of Madison County, Mississippi; and
WHEREAS, BankFirst Financial Services subsequently appointed Hubbard, Mitchell, Williams & Strain, PLLC as Substitute Trustee on October 2, 2025, by instrument recorded in Book Number 4606 at page 852, as Instrument number 1036748, in the Office of the Chancery Clerk of Madison County, Mississippi; and
WHEREAS, default has been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the holder of said indebtedness having requested the undersigned Substitute Trustee to execute the trust and sell said land in accordance with the terms and conditions of said Deed of Trust,
NOW, THEREFORE, Hubbard, Mitchell, Williams & Strain, PLLC, Substitute Trustee, under the terms and provisions of and by virtue of the authority conferred upon it in said Deed of Trust, will on the 4th day of December, 2025, offer for sale at public outcry and sell within legal hours, being between 11:00 a.m. and 4:00 p.m., at the South front door of the Madison County Courthouse at 128 W. North Street, Canton, Mississippi, to the highest and best bidder for cash, the lands lying and being situated in Madison County, Mississippi, together with all improvements and appurtenances, (the "Property") described more particularly as follows, to-wit:
The West Half (W½) of Lot 8, Quail Ridge Estate Farms - Part One (Revised), a subdivision according to a map or plat on file and of record in the office of the Chancery Clerk of Madison County at Canton, Mississippi, recorded in Plat Cabinet B at Slot 26, reference to which is hereby made in aid of and as a part of this description, being more particularly described as follows:
Begin at an iron pin at the southwest corner of Lot 8, Quail Ridge Estates Farms - Part One (revised) as recorded at Plat Slide B-26 in the Office of the Madison County Chancery Clerk; run thence North 00 degrees 08 minutes 39 seconds E (N 00 degrees 09 minutes E deed) along the western line of said lot a distance of 895.77 feet (895.0 feet deed) to an iron pin at the northwest corner of said lot; run thence S 89 degrees 48 minutes 40 seconds E (S 89 degrees 51 minutes E deed) along the northern line of said lot a distance of 219.37 feet (219.0 feet deed) to an iron pin at the northeast corner of the W½ of said lot; run thence S 00 degrees 10 minutes 05 seconds W (S 00 degrees 09 minutes W deed) along the east line of the W½ of said lot a distance of 859.63 feet (859.0 feet deed) to an iron pin at the point of intersection with the northern right-of-way line of Quail Ridge Drive, said point of intersection being the southeast corner of said W½; run thence N 89 degrees 51 minutes 00 seconds W along said right-of-way line being 30 feet northerly of and parallel to the present centerline of said roadway, containing 4.51 acres, more or less, being situated in Lot 8, Quail Ridge Estates Farms - Part One (revised), Madison County, Mississippi. Being the same property described in that certain Warranty Deed recorded in Deed Book 149, at Page 279, of the land records of Madison County, Mississippi.
