NOTICE OF SUBSTITUTE TRUSTEE'S SALE
WHEREAS, B & J Properties of Hattiesburg, LLC, executed a Deed of Trust dated March 9, 2023, to Lillous Ann Shoemaker as Trustee for the benefit of Magnolia State Bank, which Deed of Trust is recorded at Book 2001, page 276 in the office of the Chancery Clerk of Lamar County, Mississippi; and
WHEREAS, BankFirst Financial Services subsequently appointed Hubbard, Mitchell, Williams & Strain, PLLC as Substitute Trustee on April 22, 2026, recorded at Book 2159, page 571, in the office of the Chancery Clerk of Lamar County, Mississippi; and
WHEREAS, default has been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and the holder of said indebtedness having requested the undersigned Substitute Trustee to execute the trust and sell said land in accordance with the terms and conditions of said Deed of Trust,
NOW, THEREFORE, Hubbard, Mitchell, Williams & Strain, PLLC, Substitute Trustee, under the terms and provisions of and by virtue of the authority conferred upon it in said Deed of Trust, will on the 8th day of July, 2026, offer for sale at public outcry and sell within legal hours, being between 11:00 a.m. and 4:00 p.m., on the front steps of the Chancery Courthouse of Lamar County, at Purvis, Mississippi, to the highest and best bidder for cash, the lands lying and being situated in Lamar County, Mississippi, together with all improvements and appurtenances, (the "Property") described more particularly as follows, to-wit:
Commence at the SE corner of the NE¼ of the SW¼ of Section 15, Township 4 North, Range 14 West, Lamar County, Mississippi; thence run North 89°59'59" West 376.36 feet to a 1 inch iron pipe; thence North 00°07'07" West 376.61 feet to a set 1/2 inch rebar at the Point of Beginning; thence run West 119.99 feet to a set ½ inch rebar; thence North 00°12'20" West 184.78 feet to a found ½ inch rebar at the South right of way of Sandy Run Road, a paved public road; thence along said right of way run South 71°23'22" East 127.00 feet to a set ½ inch rebar; thence South 00°07'07" East 144.25 feet back to the Point of Beginning; said parcel containing 0.45 acres more or less.
AND ALSO including and subject to a 30 foot wide easement for ingress, egress, and regress described as: Commence at the SE corner of the NE¼ of the SW¼ of Section 15, Township 4 North, Range 14 West, Lamar County, Mississippi; thence run North 89°59'59" West 376.36 feet to a 1 inch iron pipe at the Point of Beginning; thence run North 89°59'59" West 30.00 feet; thence North 00°07'07" West 531.00 feet to the South right of way of Sandy Run Road, a paved public road; thence along said right of way South 71°23'22" East 37.70 feet; thence South 00°07'07" East 520.86 feet back to the Point of Beginning.
LESS AND EXCEPT That parcel conveyed to Lamar County, Mississippi described in Warranty Deed dated December 20, 2021, and recorded in Land Deed Book 29Q at Pages 212-214.
I will sell and convey only such interest as is vested in me as Substitute Trustee.
