NOTICE OF TAX SALE
As required by Indiana Code §6-1.1-25-4.5, SHELLY A. BJORNSEN (hereinafter Bjornsen) provides legal notice of a tax sale on property known as:
Canary Estates 2nd SD Lot 18
The common description or street address for this piece of property is: 7411 N 300 E, Battle Ground, IN 47920. The key number associated with this piece of real property is: 79-03-14-301-011.000-017.
Bjornsen will file a Petition for a Tax Deed on or after September 24, 2026. Bjornsen plans to petition for a tax deed to be issued on or after September 24, 2026. This tract of real property was sold at a tax sale in Tippecanoe County, Indiana on September 24, 2025. Bjornsen was the purchaser of the real property at said tax sale.
As provided in Indiana Code, anyone may redeem this tract of real property prior to September 24, 2026. In order to do so, the individual or company is required to pay the following costs: 115% of the minimum sale price, which was $18,000. He must also refund the Buyer for all taxes and special assessments on the property paid by the Buyer subsequent to the sale plus 10% per annum interest on those taxes and special assessments, and reimburse the cost of the purchaser for this Notice, including attorney fees of $400 and costs of a title search in the sum of $150. These costs shall be paid by the person redeeming the property in accordance with Indiana Code §6-1.1-25-2.
As of this date, the tract of real property has not been redeemed. The Buyer will be entitled to receive a Deed for the tract of real property if it is not redeemed before the expiration of the period of redemption, which would be September 24, 2026. The Buyer is entitled to the reimbursement for costs described in §6-1.1-25-2(E) of the Indiana Code. If the property is not redeemed, the Owner of record at the time the tax deed is issued may have a right to the tax sale surplus, if any.
