NOTICE OF THE TOWNSHIP OF HANOVER PLANNING BOARD MEETING
FOR
16 SOUTH JEFFERSON ROAD, CEDAR KNOLLS (HANOVER TOWNSHIP), NEW JERSEY (Block 2904, Lot 12)
PLEASE TAKE NOTICE, that on OCTOBER 21, 2025, at 7:00 PM, the Planning Board of the Township of Hanover will be holding a public hearing in the Main Meeting Room at the Municipal Building located at 1000 Route 10 West and North Jefferson Road, Whippany, New Jersey, Morris County, on application PB#23-10-9 of 16SJW LLC ("Applicant"), for preliminary and final site plan with bulk ("c") variance approvals in connection with the property located at 16 South Jefferson Road, Cedar Knolls (Hanover Township), New Jersey, further identified as Block 2904, Lot 12 on the Tax Map of the Township of Hanover, to construct, install and add an additional parking area on the south side of the existing 3-story office building and to provide an additional means of ingress/egress at the south corner of the property, wherein the onsite parking spaces shall be increased from the existing 52 parking spaces to 69 parking spaces, wherein 4 new handicapped spaces and 2 electric vehicles spaces are proposed, as well as relocation of the existing monument sign. The Application requires the following variance relief to permit the following deviations: (1) from Ordinance §166-194.B.(6) - for variance relief from the parking setback required of 75 feet wherein 25 feet is proposed; (2) Ordinance §166-125C(1) - minimum buffer depth requirement adjacent to a residential zone district; and (3) Ordinance §166-153K(5) - minimum setback from a residential zone boundary of 60 feet is required; and for any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that the Board may determine to be necessary or appropriate during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application, for the property located at 16 South Jefferson Road, Cedar Knolls (Hanover Township), New Jersey, and designated as Block 2904, Lot 12 on the Tax Map of the Township of Hanover. The Property is located in the I (Industrial District) Zone. The Applicant is the owner of the Property.

The Applicant reserves the right to supplement its submission either prior to or at the PUBLIC HEARING on this matter.
When the case is called you may appear either in person or by agent or attorney and present objections which you may have to the granting of this Application. The PUBLIC HEARING may be continued without further notice on such additional or other dates as the Board may determine. This Notice is being published upon order of the Board. Formal action may be taken.
