NOTICE OF TRUSTEE'S SALE The following described property will be sold at public auction to the highest bidder, purchase price payable in lawful money of the United States of America at the time of sale, at the front entrance of the Fifth Judicial District Court, St. George District Court, 206 W Tabernacle St., St. George, Utah 84770, in Washington County, Utah, on Tuesday, November 11, 2025, at 9:00 a.m. of said day, for the purpose of foreclosing a Trust Deed executed by JOE TYLER BENNETT, as Trustor, in favor of RON MCGLOTHLIN, as Beneficiary, and Russell J. Gallian as Trustee, covering real property located in Washington County, and more particularly described as follows: Parcel No.: SG-BLH-11-78 Lot 78, Bloomington Hills No. 11 Subdivision, according to the Official Plat thereof, as recorded in the records of Washington County, State of Utah. The current beneficiary of the Trust Deed is Ron McGlothlin, and the record owner of the property as of the recording of the Notice of Default and Election to Sell. A Notice of Default and Election to Sell was recorded on May 7, 2025 as Instrument No. 20250015847 in the Office of the Washington County Recorder. The current record title holder is Joe Tyler Bennett. The Trustee's Sale of the afore-described real property will be made without warranty as to title, possession, or encumbrances. Purchaser must be prepared to tender a cashier's check in the amount of $470,000 at the sale. The balance of the purchase price must be paid by cashier's check or wire transfer received by 12:00 noon the following business day. The Trustee reserves the right to void the effect of the Trustee's Sale after the sale based upon information unknown to the Trustee at the time of the sale, such as a bankruptcy filing, a loan reinstatement, or an agreement between the Trustor and Beneficiary to postpone or cancel the sale.
