The following described property will be sold at public auction to the highest bidder, payable in lawful money of the United States at the time of sale, at the front entrance on the steps of the Fifth Judicial District Courthouse, 206 W Tabernacle St., St. George, Washington County, State of Utah on Monday the 3rd day of August, 2026, at the hour of 10:00 A.M. of said day for the purpose of foreclosing a Trust Deed executed by Tru South, LLC, a Utah limited liability company as Trustor, in favor of MDQ Management, LLC, a Utah limited liability company, which Trust Deed was subsequently assigned to Twain Land Partners LLC, covering real property located at Raw Ground, Apple Valley, UT 84737, more particularly described as follows:

Bidders must be prepared to tender to the trustee $10,000 at the sale, and the balance of the purchase price by 12:00 noon the day following the sale. Both payments must be in the form of a cashier's check. Cash is not acceptable.
